Do you want space? Maybe an acre or more of land to call your own? This post is all about finding your next home on at least an acre of land in Brevard County Florida on the Space Coast.
In the last 12 months (May 2022 to May 2023) there were 432 home sales in Brevard County that had at least 1 acre of land. They ranged in price from the affordable $180K to the luxury of $6M. The average sales price was $707,900 with a median price of $585K. The sales were scattered throughout the Space Coast. Most were on the mainland. Quite a few were on Merritt Island. 3 were beachside.


Are you a fan of HOA’s? If you are not, you are in luck! Most of the sales in the last 12 months were not in an HOA. 338 of the 432 sales were not in an HOA.

Cocoa had 87 sales
Melbourne had 73 sales

What city or area of Brevard County is right for you?
If you are looking for extra space AND you still want to be close to shopping, restaurants, etc I would recommend starting in the Melbourne area, specifically the 32934 zip code. This area is west of Wickham between the Pineda & Eau Gallie Causeway. Post Rd, Parkway Dr, Lake Washington Rd, Sarno Rd, and Aurora Rd are great connectors east to west. You also have Turtle Mound Rd and Harlock Rd connecting North to South. Pineda & Eau Gallie are also I95 exits AND causeways to connect you to the beach. You have a full selection of stores on Wickham to shop at & you are pretty close to the Kings Center, EGAD, and the shops/restaurants in the 32940.


Titusville would be my 2nd recommendation as an area that has larger lots as an option AND is close to shops and restaurants. There’s a good selection of 1+ acres in the Windover Farms area (near 405 & 50) and off Carpenter Rd that is closer to Garden St.
Are you looking for luxury & waterfront? South Merrit Island has the best options. In the last 12 months, 7 of the 10 highest-priced home sales were in Merritt Island. The 3 highest priced home sales ever in the county were off the South Tropical Trail area. The estate homes here are on multiple-acre lots that offer access to the Banana River, the Indian River, OR both!

Do you like the idea of having the space and are OK with a drive (actually prefer it)? You should be looking at either the north end of Brevard County or the south end of Brevard County.
At the north end, you have the Mims area of Brevard County. Definitely, country living here. Lots of open spaces. Quite a few cows & horses. Low population. You are away from the busier sections of the Space Coast. Mims has a few options for shopping (Walgreens, dollar general)


At the south end, you have Grant/Valkaria & Malabar (aka south Palm Bay). The further south of Malabar Road you go, the more underdeveloped Brevard County gets. There is a lot of raw land in South Brevard. Not that I am an equestrian expert or have any knowledge of horses, I do see horses when driving around the south end of the county in this area. I know that Deer Run is an HOA community where Micco Rd and Babcock intersect is called Deer Run, the Equestrian Community. All of the homesites are 1.5 acres or larger.
Two bonus areas that are more country than city living are north Merritt Island and the Canaveral Groves area of Cocoa. Both are also horse country. North Merritt Island off Chase Hammock Rd has acre-plus communities and there is also a horse stable towards the east end of Chase Hammock. I have also seen horses near Pine Island. I consider this section of Merritt Island country living because you have to head south on SR3 to get to most of the shopping & restaurants.


Canaveral Groves is an area of unincorporated Cocoa that is all 1+ acre lots. Besides the occasional horse, it is not uncommon to hear the occasional rooster or see goats in someone’s yard. Since you are in between the city of Cocoa & the city of Titusville, you will be driving a little ways for your shopping & restaurants.
I highlighted some of the areas where you can find a home on a larger tract of land. Just know, that homes on 1+ acre lots can be found throughout Brevard County. I dug into the public records and found every city & every zip code has homes on at least an acre. Cocoa Beach has the least amount with 4 homes on 1+ acres of land with Cape Canaveral having 9. The 32926 zip code has the most with 2614 homes on 1+ acre of land. You have a higher probability of finding a home on 1+ acres on the north end of the Space Coast versus the south end of the county.
