As home prices continue to rise, I am getting more questions about manufactured home communities in Brevard County…specifically where you own the land. This post is all about Barefoot Bay in South Brevard County.
Not only is Barefoot Bay the largest manufactured home community in Brevard County, it’s the largest in Florida and one of the largest in the United States. There are over 5000 homesites in Barefoot Bay. Ranging in size from 480 SqFt to over 2700 SqFt. The manufactured homes were built between 1970 and 2021. Lot sizes ranging in size from .08 acres to .43 acres.



Located in South Brevard County off of Barefoot Bay Blvd in Micco, Barefoot Bay is an unincorporated deed-restricted community, that is not an HOA. They are actually set up as the Barefoot Bay Recreational District with Brevard County.



The “recreation” offered by Barefoot Bay includes their 18-hole golf course, pro shop, clubhouse, 19th-hole bar & restaurant, 3 community pools, tennis courts, bocci ball, horseshoe pits, shuffleboard, and a 776’ fishing pier for residents. The Barefoot Bay Recreation District even has the Barefoot Bay Beach access located at 8705 Highway A1A in Melbourne Beach for their residents. It is just over 2 acres that offer parking, restrooms, and a private ramped beach access point.


What started out in the early 1970s as an idea to have a recreational vehicle vacation resort morphed into the Barefoot Bay community that was centered around the clubhouse and then 9 hole golf course. Barefoot Bay is home to quite a few year-round residences, snowbirds, and second homes.
No surprise, golf carts are kind of popular. We passed a couple during a drive through town today and there are signs reminding you that golf carts will share the road. Commercial vehicles are not allowed. RV, boats, and trailers might be OK if they are under 25’ (definitely refer to the deed restrictions on their website https://www.bbrd.org/ They do have a storage area for anything larger
I know that rentals are allowed, I just could not find what the restrictions are. I know they allow pets (2 total dogs or cats). If you have a kayak or canoe, they are OK to be stored at the rear of the building.

Even though there is not an HOA, there is still a cost to living in Barefoot Bay. It is currently $864.84 per year, which is collected with the property taxes as a Non-Ad Volorem fee. The millage rate for the area was 11.7011 for the 2022 tax year. New homeowners will need to buy into the community with a one-time “Social Membership Fee” of $1444.50.



There seem to be 20 to 30 properties for sale at any given time in our MLS for Barefoot Bay. In the last 12 months (July 1, 2022 through June 30, 2023) there were 68 sales ranging from $75,000 to $329,000. You can see what’s currently for sale here https://www.ericlarkin.com/barefoot-bay
