Horse Community Deer Run Palm Bay Florida

Dreaming of the best country living and while finding a horse-friendly community in Brevard County? While there are plenty of rural areas in Florida that offer both; there is only one homeowners association that is an equestrian community in Brevard County and that is Deer Run in Palm Bay.

Deer Run is located in unincorporated Palm Bay in South Brevard County where Micco Rd intersects with S Babcock St, or about 2 miles south of the St John’s Heritage Parkway and exit 166 on I-95. This equestrian community was established in 1980. Brevard Property Appraiser’s site shows there are over 430 lots in the community with 146 homes. Most of the home sites are between 2.5 acres and 3 acres. The largest lot is over 8 acres. Homes were built from 1980 to the present day with several new homes under construction. The size of homes ranges from 1700 SqFt to 5700 SqFt with 2700 SqFt being the average size. Deer Run Community features a community building, tennis court, and equestrian ring. If you are looking for a horse community in Florida, Deer Run is your place.

You do not have to have horses to live here. Plenty of homes in the community are not fenced or do not have stables. If you are looking for space between you and your neighbors and looking to live where Florida wildlife is around you, Deer Run could be perfect.

For Brevard County, this is definitely rural Florida. Lots of open land. Lots of raw & undeveloped land. Lots of nature, trails, and paths to explore in the community and nearby. The Micco Scrub Sanctuary is not far and offers 1300+ acres of scrubby woodland with paths and trails to explore. The trails are open to horses, biking, and hiking. Motorized vehicles are not allowed.

Country living means you will have a little drive for your creature comforts (aka groceries, home depot/lowes, etc) which is certainly OK to have that rural lifestyle. Most of these are short drive north. Since Deer Run is pretty close to Indian River County, there are options to the south that are a couple miles further away…but if you are driving that way for work or other things, that might make the most sense.

If schools are important to you, here are the schools currently zoned for Deer Run.

Elementary is Sunrise

Middle school is Southwest

High School Is Bayside High

Remember to verify the ratings and confirm the County has not changed the school districts by checking sites like GreatSchools.Org or SchoolDigger.com

Since Deer Run is in unincorporated Palm Bay, you have a low millage rate for your property taxes. The 2022 millage rate is 11.80.66. This plus the low HOA fee (which is currently $250 per year) makes Deer Run affordable.

I do recommend confirming the elevation of the homesite you are interested in. A good portion of the Deer Run community is in Flood Zone X, which means no flood insurance is required. There is still a section of the community that might need flood insurance based on the flood maps we have in our MLS system.

Since Deer Run is located this far south, you will have to rely on well water and a septic system. As development happens in the area, eventually you could have city water and sewer. 2 miles north of the subdivision is the new St Johns Heritage Parkway and there is a lot of development in motion for this area. The Cypress Bay Preserve subdivision is a new community that has city water and sewer. There are rumors of a grocery store being put on this intersection. Plus there is the Emerald Lakes Community Development District that will be near 95 off of the St John’s Heritage Parkway.
