If you want to live on the water, near the water, or be in an avid boating & fishing community, then you should consider this hidden gem in South Brevard County; Micco Florida
Micco Florida is the southern border town of the Space Coast that has the Indian River as its Eastern Boundary and The St Sebastian River to the south. You don’t have to own a boat or want to fish to live here…But I have a feeling a lot of your neighbors do.

The population of Micco is around 9000 in this quaint east coast Florida town and is almost 10 square miles in size. Most of the homes in Micco and the 32976 are mobile homes & most of these are in Barefoot Bay. There are almost 1000 single-family homes. Summit Cove is a condominium community. There’s also a variety of multifamily style properties too (Duplex, triplex, quadplex, etc) and several mobile home parks too.

If you are exploring this area, I recommend you get off of US 1 at Main St; which is just before the bridge over the Saint Sebastian River that takes you into Sebastian and Indian River County. You will see lots of oaks casting shade over the streets and homes in the area. You will get a peak at the Saint Sebastian River if you look to the south between the homes. It’s like stepping back in time.
A lot of the single-family homes in the south end of Micco starting with the San Sebastian community, Bay Crest Villa, San Sebastian, Little Hollywood, and Sebastian River Heights. There are homes on the East side of US1 that are direct riverfront on the Intracoastal waterway. There are homes off Main St that are on the Saint Sebastian River along with homes off Riverside Dr in Little Hollywood.

If you happen to live in Little Hollywood, they have a great community perk…the Little Hollywood Marina. This is part of the voluntary HOA that costs $60 per year and gives you access to the acre+ track of land has a boat ramp, fishing pier, and a covered pavilion.
Other perks that Micco has to offer are the Micco community park which offers a playground, basketball, tennis, pavilion, grills, restrooms, and a walking trail. The South Mainland Community Center offers indoor basketball, a gymnasium, a playground, and restrooms.

If you do not live on the water, there are several places in the area where you can launch from. There are boat ramps to the north in Grant and south in Sebastian. There are several marinas in the area where you can either keep your boat in the water or have it stored and put in the water when you are ready to use it.
Since Micco is a small town, there’s not a lot of nightlife or shopping. There is a Winn Dixie on US1 and Micco Rd with a Dollar General in this area too. The closest Publix is south in Sebastian. There are Mom & Pop bars and restaurants along US 1 or you can check out Outriggers off Main Street.
If you like to golf, there is the Barefoot Bay golf course in Micco. You can head a little further north to Grant/Valkaria for the Habitat Golf Course or south to the Sebastian Municipal golf course.
The closest beach is south to Wabasso Beach
If schools are important to you, here are the current schools zoned for the Micco area

Since Micco is in unincorporated Brevard, the taxes are reasonable. The current millage rate is 11.7011
What kind of properties are available for you? I mentioned most of the homes are mobile homes (over 5000) Most of which are in the Barefoot Bay Community. They range from 480 SqFt to over 2700 SqFt and lot sizes from .08 to .43 acres. In the last 12 months, there were 68 sales ranging from $75,000 to $329,000 in our MLS
There are over 950 single-family homes in the Micco area. They were built between 1924 and new construction with the median being built in 1988. Lot sizes range from the tiny of .08 acres to the massive 10+ acre estate with a median lot size of .39 acres. Most of the homes are dry lots. There are a couple of homes on the Indian River. There are quite a few homes along the Saint Sebastian River too. There were 52 sales the last 12 months ranging from $189,900 to $2,000,000. Most of these sales were new construction in the Lake St Sebastian community ranging from $372K to $517K
The bottom line on the Micco area. It is a quiet, slow-paced area of Florida. If you love boating and fishing, you should certainly consider this section of Brevard County.
