You love the Viera area…but when you look at the homes and communities…you are not fond of being near all the construction…the cookie cutter homes…the lack of landscaping…and how close the homes are to each other…Maybe you are looking at the wrong section of the 32940 zip code…Let me introduce you to Suntree!
Suntree started in the late 1970s/early 1980s and has been built out since the early 2000s. There are over 4500 living units that consist of single-family homes, attached homes, townhomes, condos, & apartments. The Suntree Community is 3200 acres, including 12 acres of wetlands. There is dedicated green space for parks, tennis, bocce, and basketball courts. Suntree is home to 2 eighteen-hole golf courses, the Challenge and Classic. Both are part of the Suntree Country Club. If you like the idea of living on a well-maintained golf course, there are hundreds of homes on either of these courses. There are also townhomes along parts of the golf course.
If you are looking for a brand new house or one that was built in the last 10 years…Suntree is not for you. If you do not like the idea of living in a homeowners association…Suntree is not for you (really, neither is Viera) Suntree is a master homeowners association and has an annual fee for every homeowner (including any townhome, condo, or attached home) This is currently $245 a year. There are also 44 sub-associations in Suntree. The cost of these associations varies based on the type of property and the community amenities.
No matter where you live in Suntree, Wickham Rd is the main thoroughfare/roadway. Suntree is divided into two areas. You are either living on the north or south side of Wickham Rd. The north side is where the first homes were built in the 1970s. It is also the smaller section of Suntree. The main road here is N. Pinehurst Ave that runs from Wickham Rd north to Holiday Springs Rd. Spyglass Hill Rd runs parallel to Wickham and is a good connector from N Pinehurst to Murrel Rd in East Viera.
The south side is where most of the homes are at in Suntree and the home of the 2 golf courses with the Suntree Country Club. The main roads here are S Pinehurst, which runs south of Wickham Rd and eventually becomes Jordan Blass Dr that reconnects to Wickham Rd. There is Lake Andrews Blvd that is a great connector from Wickham Rd to the Pineda Causeway. You also have Interlachen Rd that connects Wickham to Lake Andrews Blvd. There is also a less traveled connecter between Interlachen and S Pinehurst, which is Inverness Ave.
Take a drive through these neighborhoods and see the variety of construction. Theres a lot of custom floorplans. There are some cookie cutter type neighborhoods that built by Lennar, Mercedes, and others. You will find these off of Spyglass Hill or off Lake Andrews going towards the Pineda Extension.
Since the location is the middle of Brevard County with easy access to US1 and 95…you can live here and be within 30 minutes of the major employers (L3Harris, Lockheed Martin, Boeing, Northrop Grumman, etc) You could be at the main gate of the Kennedy Space Center in 30-40 minutes. MCO is under an hour. The attractions are about an hour. The beaches are about 15 minutes. The closest boat ramp is at Pineda Causeway
You have all the great shops and restaurants of the 32940 within 10 minutes. There are 3 Publix nearby. There is an Aldi. There is a Winn Dixie off Viera Blvd. We have a Whole Foods coming soon off Viera Blvd next to a brand new Home Depot. There is the Costco, a super Walmart and a Super Target in the area too. All of this within 10 minutes.
Property taxes are exceptionally low because the 32940 is considered County. Millage rates are 11.9590 per $1,000 of value (Compared to 17.269 if you are living inside the Melbourne city limits)
If you have kiddos & schools are important; please do your research through sites like the Florida Today, GreatSchools.org, or SchoolDigger.com to see how the schools rank. Florida Today grades the schools in the area as an A.
“How safe is the area” usually comes up on conversations. This is certainly a personal response (I will feel OK/safe in some areas that you do not and vice versa) Plenty of sites to research this information like CrimeGrade.org, BestPlaces.net, or NeighborhoodScout.com (Plus a lot of real estate portals provide this information too) I always recommend driving a neighborhood or area to see if you feel comfortable or not.
What do homes cost in the Suntree area? It depends on when you are seeing this post. Right now, there’s about 100 homes on the market priced from $300K to over $1M. There’s 2 55+ communities with homes from $300K to $700K. Condos or townhomes priced from $175K to $550K. The selection and prices are always changing.
