We have one zip code in Brevard that consistently sells more properties month over month and year over year than every other zip code: 32940 in Melbourne. This area is better known as Viera, Suntree, and/or Baytree. But once we dig a little deeper, it is Viera, specifically West Viera, that has most of the sales.

What’s so special about West Viera? Viera has been named a top 10 Master Planned Community in the US! They are well-designed communities offering parks, trails, & green space. 10’ wide sidewalks for the active lifestyle and golf carts. Nature preserves and proximity to the Viera wetlands attract a variety of Florida Wildlife.
Viera schools are highly rated. Viera Elementary received an A rating from Niche.com and is number 2 out of 69 for the best public school in Brevard County. Viera Charter School received an A rating from Niche.com and is number 7 out of 69 for the best public school in Brevard County. Viera High School is ranked 6 for Brevard County public high schools and a 7 out 10 on Greatschools.org. Viera Middle School just opened in 2024 and has not been ranked yet.



Great shopping and restaurants. There is the Avenues at Viera that features popular stores that include a Home Goods/TJ Maxx, Kohl’s, Old Navy, and rumors of Brevard’s 1st Trader Joe’s. Wal-Mart, Target, 2 Publix, and Costco. Urban Prime and the future Food Truck Park and Amphitheater.
There is the Health First Hospital & Clinics and the VA Clinic in West Viera, along with dozens of other doctors and specialists.
There are community events, HOA communities that offer great curb appeal and well maintained homes, future expansion, and new energy-efficient homes offering the latest in home tech.
Here are the 5 best selling communities in the last 6 months: Trasona, Bridgewater at Viera, Laurasia, Reeling Park, and Pangea.
Out of these 5 communities, Trasona is the oldest and completely built out. The 700 homes in Trasona were built between 2016-2022. Home sizes are between 1483-3771 SqFt on lots that are anywhere from 0.14 acres to 0.51 acres. Most are on 0.17-0.22 acre lots. These are dry lots, back up to a preserve, or lakefront homes. Prices of the recent sales were between $575K-$865K


Reeling Park had construction starting in 2016, and they are still building homes today. Tax records show that 374 homes have been completed, and there are over 180 vacant lots left. Courtyard living with Spanish style architecture adds a distinctive charm to the homes in Reeling Park, offering two exclusive collections—The San Marco and The Castillo Courtyard Collections. Homes are between 1813SqFt – 4120 SqFt. Lot sizes are between 0.09 acres to 0.60 acres. Most lots are between 0.09-0.13 acres. Some are on waterfront lots, and most are considered dry lots. Prices of recent sales were between $475K-$970K
Laurasia is one of the newer communities in West Viera, with occupancy starting in 2024. This is luxury living with modern Mediterranean style. There are 14 floor plans to choose from in Laurasia. Upon completion of the community, there will be 260 homes in Laurasia. The homes range from 2672 SqFt to 3937 SqFt. Lots are between 0.19 acres to 0.78 acres. Most are between 0.23-0.26 acres. These are energy-efficient smart homes in a serene, gated community. Prices of the recent sales range from $804K to $1.312M


Bridgewater is an adult lifestyle community built by Lennar Homes, the only community on the list not built by Viera Builders. This gated community is completely built out and offers 860 homesites. 144 are half duplex/villa style, and 716 are single family homes. They were built between 2019 and 2023. The duplex/villa style is between 1560 SqFt – 1592 SqFt on lots between 0.11-0.30 acres. The single family homes are between 1404SqFt – 2980 SqFt. Lots are between 0.14-0.69 with most between 0.14-0.17 acres. Whether you are in a half duplex/villa or single family home, you are either on one of the massive lakes in Bridgewater or on a dry lot. Prices from recent sales range from $360K-$829K.

Pangea Park is the newest community in West Viera, offering a wide range of properties to choose from. Pangea Park is tailored to meet the diverse needs of new home buyers. Whether you’re a first-time buyer, a growing family, an active retiree, or relocating for a fresh start, Pangea Park offers so much more than just a place to live — it’s a lifestyle. First homeowners took occupancy the end of 2024 and this large community will eventually have over 660 homesites. There will be a combination of villa/townhome style and single family homes. The villas have 4 floor plans from 1481SqFt to 1921 SqFt. The single family homes offer 28 different floor plans. These range from 1732 SqFt to 3977 SqFt. Lot sizes range from 0.14-0.50 acres, with most in the 0.18-0.20 acre lot size. Recent sales prices for the villas are $437K to $525K. The single family homes’ recent sales were between $506K-$1.065M
