If you have been waiting to find a condo near the beach under $200K and felt that the 2 or 3 available were not quite right…it’s finally happening! Not only is there a selection of condos to choose from under $200K…there’s even been a couple that sold under $100K.
Just so you know I am not making this up. All the condo data was pulled from the Space Coast MLS June 12 2025. The sold condos were from December 1, 2024 to May 31, 2025. Active condos were available in the MLS on June 12th. There were 48 condos to sell between $43K -$200K. Most of the condos sold were in Cape Canaveral (25). Indian Harbour Beach had 8 sales. Cocoa Beach had 7 sales. Indialantic had 4. Satellite Beach had 3. Melbourne Beach had 1. So, every beach community along the A1A corridor had something to sell.



Right now, there are 51 active condos priced under $200K. Prices between $109K-$200k. Spread throughout the beachside community. Most are in Cape Canaveral (27), then Cocoa Beach (13), Indian Harbour (6), Indialantic (3), and Melbourne Beach (1)
The condo sizes are mostly quaint…cozy…easy to navigate…even though there are some that are in the 1000-1300 SqFt in size…there’s also some that are in the 320-500 SqFt in size expect them to be 600-800 SqFt.
Most of the buildings are 2 story…so you are either ground floor or penthouse. There are a few that are single story. There are a few that are 3 stories. There’s one complex that showed up on the list that is 8 stories.


The height of the building is important, with the law changes that happened in 2024. Anything 3 stories or taller will need to have the milestone inspections completed and the milestone reserve studies completed (& hopefully funded)
Most of the condos are 1 bedroom condos. There are 18 that are 2 bedrooms. A couple that were 3 bedrooms. There were also a couple efficiencies/studios.
The monthly association fees are all over the place, anywhere between $200 a month to $1000 a month. Most were under $500 per month. There’s one association that collects quarterly, so don’t have a heart attack when you see $1865 as the association fee (it’s still high at 621 a month)


More than likely, the condo will be on a dry lot. There were 2 that were ocean front complexes (none with a water view). There were a couple that were in a riverfront complex (again, no water view). More than likely, it’s open parking. There were a handful that had covered parking. I did not see any that offered a garage.
Of the 48 sales during this 6 month period, they happened in 30 different condo complexes. Quite a few only had 1 sale. Here are the best selling communities for under $200K



Atlantic Gardens in Cape Canaveral. This is a big complex with 160 condo. They are 2 story buildings that were built in 1964. There are 3 different floorplans that are either 470SqFt, 600 SqFt, or 815SqFt. You have covered parking/1 assigned spot. There is a massive pool and on-site laundry. It is located east of A1A on Old North Atlantic Ave. You are less than a mile to the beach.


Ocean Park South in Cape Canaveral. This is a mid-size complex with 68 condos and is a 2 story building. 2nd floor condos do have a balcony. The complex was built in 1966 and is set up like a courtyard with a pool and green space area in the middle. You are either an interior condo overlooking the pool/green space, or you are exterior with a street/parking lot view. There are 2 condos under 500SqFt and one over 1000SqFt. The rest are either 726 SqFt, 918 SqFt, 938 SqFt, or 944 SqFt. The complex has on-site laundry. Parking is uncovered with assigned spots. You are exceptionally close to the Cape Canaveral library and the Cape Canaveral Leisure Service Department (aka tennis, racquetball, and shuffleboard courts). The beach is just a few blocks away too.



Palm Colony Club in Indialantic. This is a big complex on almost 10 acres of land right across the street from the ocean front Crowne Plaza hotel. There is public beach access just south of the Crowne Plaza. There are 248 condos that are either 841 SqFt 1 bedroom or a 1131 SqFt 2 bedroom condo. There is a community pool, clubhouse, 2 tennis courts, and shuffleboards. There is on-site laundry too. The complex was built in phases over 13 years between 1974 and 1987. The buildings are all 2 stories with either 4 or 6 units per building. Parking is uncovered with assigned spots.



South Patrick Apt Condo in Satellite Beach. This mid-size complex has 96 condos and was built in 1962. You are either in a 1 or 2 bedroom condo. They have a few different floorplans: 435 SqFt, 614 SqFt, or 820 SqFt. There is a large swimming pool, shuffleboard, and on-site laundry. You are right across the street from Seagull Park, so you have public beach access nearby!
Those were the better selling complexes under $200K…Here are a couple of honorable mentions.



Harbour Royal North and Harbour Royal South in Indian Harbour Beach. These are neighboring towers that are 8 stories tall. So, if you are interested in living above 1 or 2 stories, these could be an option. There are 104 condos in each tower. The North tower was built in 1980 and the South tower in 1981. The floorplans are either 1055SqFt, 1100SqFt, or 1430 SqFt. While there were a handful that sold under $200K, there are others that sold up to $290K. So, it depends on the floor, the number of bedrooms, and how the condo has been updated, on where your price point will be. All the units come with an assigned covered parking spot, and there are a lot of open parking spots too. The 2 associations share a large pool & clubhouse, and three tennis courts. These condos all have laundry hookups in the unit. You are also a few blocks away from the public beach access on Palm Springs Blvd.



The Villages Of Seaport in Cape Canaveral is the largest condo complex in Brevard County, with 540 condominium units in the 33+ acre complex. This gated community has 3 community pools, two tennis courts, 2 racquetball courts, a clubhouse, and private beach access. There are 1, ,2 and 3 bedroom floorplans. The 1 bedrooms are selling under $200K and the others are selling for up to $400K, depending on the floorplan and location in the community.
