You love everything about the Viera area…the communities, the location, the lifestyle, all the paths, sidewalks, and green space… you’re just not a fan of the prices. The average sales price was $597,672. The median sales price was $551,972. 48 homes sold over $1M. You don’t want to go over $400K. I get it. Let’s look at what’s available to you in the Viera & Suntree area under $400,000.
All the data & numbers were pulled from the Space Coast MLS on June 23, 2025. The sold info was between 12/1/2024-5/31/2025. There were 690 sales. 24% or 168 were at or below $400,000. 78 were single family homes. 50 townhomes. 34 condos. 6 manufactured homes.



Since most of the sales under $400K were single family homes, here’s the data. The closed prices were between $263K-$400K. The average price was $356,387. Median price was $360,000. Most of the homes had 3 bedrooms and 2 bathrooms. The average size was 1648 SqFt. The average year built was 1997. Most of the sales were in East Viera and Suntree (north of Wickham).
The best selling single family home communities were in 55+ communities. Indian River Colony Club had 10 sales between $263,000 – $360,000. Bridgewater had 6 sales between $350K-$400K.



The next best seller is in The Springs of Suntree, which includes Holiday Springs and Magnolia Springs. The interesting thing about this section is that it’s not in Viera or Suntree, but it is in the 32940. The Springs of Suntree is a large homeowners association off N Pinehurst and Holiday Springs Road. Their HOA fee is relatively low, currently $170 per quarter. This provides owners with access to the swimming pool, tennis courts, basketball courts, clubhouse, workout facilities, and a full calendar of community activities. Sales in the Springs of Suntree were between $339K-$395K.
Along Murrel Rd, you have Hammock Lakes & Hammock Trace with homes selling between $310K-$376. Crane Creek had sales between $345K-$400K.
Lake Pointe off N Pinehurst is the oldest community in the 32940, and had sales between $280K-$375K. These homes were built in the late 70s & 80s.
Let’s talk about the manufactured home sales. The 6 manufactured homes were in the 55+ community of Ameri-Cana Resorts and Co-Op. It’s located on the west side of US 1 between Suntree Place and Pindeda. It’s not part of either Suntree or Viera. Geographically, it falls into how the MLS pulls the data. The 5 sales were between $49K-$123K. It’s a big community with 392 homes. Let me know if you would like a dedicated video about Ameri-Cana resorts.


The townhome sales were throughout the Viera & Suntree area with a variety of floor plans. Some are traditional townhomes that are 2 stories…main living on the ground floor and bedrooms are upstairs. Others are one story properties. There are even a few communities that are 3 story townhomes. Prices range from $189K to $389K. They are 1, 2, or 3 bedrooms that are anywhere from 740SqFt to over 2100SqFt. A lot were built in the 1980s up to 2020.
The best selling community is in the 55+ community Heritage Isles. They sold between $268K-$365K. You get everything that Heritage Isles has to offer, plus a one car garage. These units are between 1345SqFt – 1548 SqFt and are either 3 bedrooms or 2 bedrooms with a den.



The next best selling townhome community is Loren Cove in West Viera. These are all 3/2/2’s around 1450SqFt and were built between 2018-2020. Their sales were between $370K-$387K. This gated community has amazing amenities that include a pool, playground, basketball, tennis, clubhouse & workout facilities.
The Players Club at Suntree is located off N. Pinehurst and features a park-like community atmosphere due to the numerous oak trees on the property. The townhomes here are either 1 or 2 bedrooms. There’s a large swimming pool, tennis courts, and a clubhouse. Recent sales were between $189K-$280K
The Courtyards of Suntree is off S Pinehurst and has a Mediterranean feel with the barrel tile roofs, gated courtyards, and well-taken care of grounds. These are either 2 or 3 bedroom townhomes that are all 1 floor with a 1 car garage. The community amenities include a swimming pool, tennis courts, and shuffleboard. Some of the townhomes in the community are along the Suntree Country Club golf course. Recent sales were between $275K-$350K.
Condos, like the townhomes, are throughout the Viera and Suntree area. The under $400K condos had sale prices between $154K-$314K. These are 1, 2, or 3 bedroom condos between 670SqFt to over 1700Sqft (average size is 1172SqFt). Even though 13 different complexes had sales in the last 6 months, 2 of them had most of the sales.


The Lakes At Viera East. This gated community offers 1, 2, & 3 bedroom condos. You either have open parking, covered parking, and there are some garages. The condos are between 679SqFt-1278 SqFt. The buildings are either 2 or 3 stories. They are all walk-ups (no elevators). The community has a large swimming pool, a clubhouse, and a fitness center. Recent sales were between $179K – $223K.
Cypress Cove at Suntree is another community that feels like you are in a park setting because of all the trees. They offer 1, 2, or 3 bedroom condos that are between 752SqFt – 1256SqFt. These are 3 story walk-up buildings. Parking is open with a few covered spots and a few garages. The community has a swimming pool, clubhouse, and fitness center. Recent sales were between $154K – $253K.
