Explore Homes Under $600K in Viera East

You want to live in a golfing community. You want to live in Viera. You don’t want to spend $1,000,000. You want to stay under $600K. This is not a pipe dream or something you have to travel back in time to make happen. There are options like this in the Viera East Golfing Community.

If you are not familiar with Viera East golfing community, its located between Murrell Rd and I95 north of Viera Blvd in the 32955 side of Viera. The community was built around the Viera East golf course. This is a championship 18 hole, 72 par golf course designed by Joe Lee. 

Driving through the community is very serene, and the curb appeal of the Viera East golf course is over the top. Gently curving roads separate the communities. Besides the golf course, you have green space interwoven through the different subdivisions. You have some of the subassociations around a lake. Others are around a preserve. There are several gated communities in the Viera East golf community. Most of the communities are not gated. 

All of the residents of Viera East Golfing community have access to the amenities that include the tennis courts, pickleball courts (both of which are being updated), shuffle boards, bocci ball pits, community pool (that has lanes for laps), spa, and clubhouse with workout facilities. 

Since this is a Homeowners Association, there are fees to live here. Everyone pays the Viera East Community Association ($225 year), the Common Area Residents assessment ($220 Qtr), and the Residents Club Assessment ($45 Qtr). Depending on your subassociation, it will depend on if you have any additional HOA payments. The half duplex/townhome properties have an additional association fee between $1230-$1500. This covers maintenance on the structure, roof replacement, and exterior insurance.

Property taxes are always a fun topic. Since this is unincorporated Rockledge, you have a lower millage rate than inside the city limits. For the 2024 tax bill, the millage rate is 12.0492 per $1,000 of value. Plus, there is a non-ad valorem tax that is approximately $1,157 per household. This includes the Viera East CDD, Solid waste collection & disposal, and Fire Department special assessments. I highly recommend going to the Brevard County Property Appraiser’s site to explore what your future taxes could look like on the property you are interested in. This will give you a good number for property taxes the following year after purchase. 

The community is completely built out and has been for a while. Construction started in 1994 and was completed in 2006. Home sizes are from 1,080 SqFt to over 3,000SqFt. The average size home is 1,810. The smaller properties are 2 bedroom/2 bath and go up to 4 bed/3 bath homes. The larger homes are on Collingtree Dr or Cavendish Court. There are some smaller single family homes (1200-1300SqFt). Most of the smaller floor plans are either a half duplex or a townhome type property. They range from 1080-2100SqFt.

At any given time, there are 20 or so properties available for sale in the Viera East Golfing community. Right now, the home price range is between $329,000-$775,000. Except for the $775K home on Collingtree, everything is listed at $510,000 or less. Sales for the last 12 months (July 2024 to June 2025) were between $311,000 – $802,500. The average sale price was $467,452, and the median sales price was $430,000. So, not only can Viera be affordable, so can living in a golfing community.

Why would you consider Viera East? Let’s look at the location. Murrell Road is a great connecting roadway. You are between Viera Blvd and Barnes Blvd. Both of these roads will connect you to either US1 or I95. Continue north past Barnes and Murrell ends at Barton Blvd in Rockledge, with plenty of crossroads that can take you east to US1 or west to Fiske. Heading south on Murrell Rd and you will be connected to Wickham Rd. Murrell ends at the Brevard Zoo, which makes visiting the zoo pretty easy.

For your day to day shopping (if you aren’t using some type of delivery service) to the south at the corner of Murrell & Viera Blvd there is an Aldi’s, Walgreens, 7-11, and a selection of restaurants along Viera Blvd (plus everything west of 95). Publix also announced it will be building a new store on the SE corner of Murrell and Viera Blvd. They are building a Whole Foods & just opened a Home Depot on the east side of 95. 

If you are heading north on Murrell, you have a Publix, Aldi, Walgreens, Starbucks, & 711 at the Barnes intersection. Head west on Barnes and there’s a Lowe’s at the corner of Fiske.

Plus, all the cool shops and restaurants of Suntree & West Viera are relatively close. This includes Costco.

Depending on where you will be working, this central location keeps a lot of the major employers of Brevard about 30 minutes away.

Northrop Grumman 18 miles

L3Harris 22 miles (depends on which location)

Kennedy Space Center main gate 22 miles (think SpaceX, Blue Origin, NASA, etc)

The closest beach access is at Patrick 12 miles away. The closest boat ramp is at Pineda Causeway 7 miles away. Melbourne airport is 17 miles away. MCO is 47 miles. 

As you can see, living in Viera offers you a lot. It is an award winning master planned community (both Viera West & Viera East). The beauty of Viera East is that it is completed.
