Why Palm Bay Leads Brevard County in Home Sales

No surprise that more sales are happening in Palm Bay than in any other city in Brevard County. There were 1600 sales in Palm Bay in the first half of 2025. Melbourne was close with 1422 sales. It drops off from there, looking at the top 5. Palm Bay accounted for 24% of the sales in the first half of 2025

Palm Bay is the largest city in Brevard County. It is a sprawling city at 66.79 square miles. Palm Bay’s population was 135,566 in 2023. That is 21% of Brevard County’s 643,979 population in 2023. 

So, why is everyone buying in Palm Bay? The biggest city in the county. Most property is available for sale. More new construction than the rest of the county combined, according to the Space Coast MLS data. Prices are more reasonable than in the Viera area, too.

The best-selling zip codes in Palm Bay are 32909, 32907, and 32908. Looking at just the new construction sales, you have homes priced from $244,900 to $825,000. The $825K sale was an anomaly. The next highest priced home was $593,000. Average sales price $357,114. Median Sales price $350,000. Home sizes ranged from 1239SqFt to 3422SqFt. The average size 1880 SqFt, and the Median size was 1828 SqFt.

There are a variety of builders that are in Palm Bay. The big 4 are DR Horton, Holiday Builders, Adams Homes, and Lennar Homes. Florida Land635, LandSea, & K Hovnanian are the next in size. There are a lot of others that are building in Palm Bay too.

You are either buying in a homeowners association, or you are buying a scattered lot home. The scattered lot homes are exactly what they sound like. The builder purchased one or more lots in a general area and built. You could be next to another newer home. You can be next to a home that was built 20 years ago or in the 1980s. Or you can be next to vacant land. 

The scattered lot homes will fall under one of these 3 categories…You will be city water & city sewer, city water & septic, OR you will be well water & septic. Depending on which of the 3 will also affect the sales price.

For the most part, the homes in a homeowners association will have city water and sewer. Timbers at Everland and Riverwood at Everland, both being built by Lennar Homes, are city water & sewer. Cypress Bay is being built by DR Horton are city water and sewer. Waterstone has a few different builders, are city water & sewer. St John’s preserve has a few different builders and is city water & sewer.

If you are OK with a resale home, you still have the same couple of options…HOA or scattered lot? City water/sewer, city water/septic, or well water/septic. We just need to know the price range, the size of the home, the number of bedrooms, baths, etc. There are homes that were built in the 1960s & 1970s. Most of the homes are newer. The average year built for the first half of 2025 sales was 2009. Median year built is 2022. 

The other thing that we need to know for resale (& maybe new construction) is what part of Palm Bay you are interested in. If you haven’t noticed, Palm Bay is divided into 4 quadrants. Northeast, Northwest, Southeast, & Southwest. Almost every street name in Palm Bay has the direction NE, NW, SE, or SW by its name. Zip code helps with the general location…combined with the quadrant, it pinpoints things. Malabar Rd is the divider from North to South. Minton Rd and DeGroodt are the dividers from East to West.

Other things to keep in mind when looking at Palm Bay for property. There are 3 exits to I95. Palm Bay Rd (Exit 176), Malabar Rd (Exit 172), and St Johns Heritage Parkway (Exit 166) All three of these exits have a commercial hub around them. Well, Palm Bay Rd & Malabar are a mature commercial hub that have everything (grocery stores, big box hardware, big box retail, restaurants, gas stations, etc) St John’s Heritage Parkway is just getting started with a Publix and soon-to-open gas station/convenience store at the Babcock intersection. More is coming in this area and south of Micco Rd with Ashton Park being developed. This will be a large master-planned community with all your favorites being planned in & around the development.

If you have kiddos and want to know more about the schools, I would need to know more about the area of Palm Bay you are considering. Right now, there are only 3 high schools (Bayside Lakes, Palm Bay High, & Heritage High School), but I am sure that is changing with the growth Palm Bay is seeing. There are Southwest Middle School, Central Middle School, and several other charter middle schools. There are 11 elementary schools and 6 charter schools.

Discovery Elementary School: 1275 Glendale Ave NW, Palm Bay, FL 32907

John F. Turner Sr. Elementary School: 3175 Jupiter Blvd SE, Palm Bay, FL 32909

Jupiter Elementary School: 950 Tupelo Rd SW, Palm Bay, FL 32908

Lockmar Elementary School: 525 Pepper St NE, Palm Bay, FL 32907

Palm Bay Elementary School: 1200 Alamanda Rd NE, Palm Bay, FL 32905

Port Malabar Elementary School: 301 Pioneer Ave NE, Palm Bay, FL 32907

Riviera Elementary School: 351 Riviera Dr NE, Palm Bay, FL 32905

Sunrise Elementary School: 1651 Mara Loma Blvd SE, Palm Bay, FL 32909

Westside Elementary School: 2175 Degroodt Rd SW, Palm Bay, FL 32908

Living in the southern end of Brevard County is excellent if you work in the health & wellness, retail, trades, or government contractor jobs, or at space tech firms. You would have easy access to work if they are located south of the Pineda Causeway. Patrick Space Force Base would be a stretch to stay under 35-40 minutes (depending on where you are in Palm Bay). The Space Center, you will be over an hour for your commute (again, depending on where in Palm Bay you are looking)
