Exploring Titusville: Best Selling Homes in 32780 Area

Titusville is hanging with the big dogs and is in the top 5 best selling zip codes on the Space Coast. We are diving deep into the 32780 to see why this section of Titusville is so popular.

Titusville is one of the oldest cities in Brevard County, just a few months older than Rockledge…both were incorporated in 1887. Titusville grew from trading and shipping from its location on the Indian River. When the East Coast Railroad came through in 1892, Titusville became a major shipping point for agricultural products, particularly the famous Indian River citrus and pineapples, to northern markets.

Fast forward to the 50’s, 60’s, and 70s, Titusville, along with most of Brevard County, exploded due to everything happening at Cape Kennedy and the Space Center. Titusville’s success, growth, and economic downturns are all tied to what is happening with our Space Industry and why they are referred to as the Gateway to Space. With the success of SpaceX, the growth we are seeing from Blue Origin, Relativity, NASA, Boeing, and other startups coming into the area…North Brevard and Titusville will continue to grow over the next decade. 

You will see the space themed parks and history near downtown and the river. Space View Park, Gemini Monument, Mercury Monument, the American Space Museum & Walk of Fame, and of course, stunning views of the VAB across the Indian River.

Downtown Titusville also has a great small town feel for a city that is almost at 50,000 in population. Buildings from the turn of the century and the early 1900s. Murals on the buildings. The Titusville Playhouse has been a staple downtown, celebrating its 60th season.

The city of Titusville is over 25 square miles in size, with a population of 49,680. If you drive through the city, you will see that even though there has been a lot of development over the years, there is still a lot of undeveloped land in the area. Titusville has the space to grow. 

Titusville has 3 exits on I95, the 407, Hwy 50/Cheney Hwy, and Garden St. I would say that exit 215 at Cheney Hwy is very developed compared to the other 2 exits and has a big commercial hub to the east of 95. All the big box stores are here (Walmart, Target, Lowe’s, & Home Depot). There’s an Aldi, a Starbucks, and a variety of restaurants here. The Garden Street exit 220 is mostly residential with a Publix to the east. The 212 exit at the 407 is raw land. 

The other commercial spots in Titusville are on the east side of town along US1 near the river. Along the major roadways & their intersections: Cheney Hwy, Garden St, Harrison St, Hopkins Ave, Barna, & Knox McRae for example.

Shopping & retail in Titsuvelle received a big upgrade 10 years ago with Titus Landing outdoor mall. Construction is underway with the replacement and upgrade of the old Searstown Mall. Both of these are along US1.

Tax rate for the city of Titusville is 17.5341 for the 2024 tax year. They will be sending out the TRIM notices for the 2025 tax year by September, with property taxes being due November 1st. If you have kiddos and schools are important to you, here are the schools for the Titusville area.

Elementary schools: Apollo Elementary, Coquina Elementary, Imperial Elementary, Oak Park Elementary, and South Lake Elementary. These are all K-6th grade

Middle Schools: Andrew Jackson Middle School and James Madison Middle School are 7th-8th grade

There is Sculpture Charter School that is K-8th grade

High Schools are either Titusville High or Astronaut High.

So, who is moving to Titusville? Obviously, people are working at the Space Center. There are a lot of medical/health & well being employees with Parish Hospital and other medical facilities in the area. Retail employees…the trades (plumbers, electricians, roofers, etc). People who work in East Orlando, that are tired of their traffic & want to be closer to the coast and waterways that Titusville & Brevard County have to offer. They are trading a 40-50 minute commute in traffic to a 40-50 minute commute on Hwy 50 or 528.

What are your housing options in the 32780 of Titusville? Currently, there are 275  properties on the market with 566 sales happening in the last 12 months. (Data 7.1.2024 to 6.30.2025 & was pulled from the Space Coast MLS 7.23.2025). Here is a breakdown of the sales.

If you have an interest in condos, there were 90 condo sales in the last 12 months. The sales prices ranged from $67,000-$650,000. The average sales price was 202,047, and the median sales price was $165,000. The sales were in 35 different condo complexes. Currently, there are 63 condos available priced between $95K-$1.1M. Even though there are condos throughout Titusville, there’s a good cluster of them along US 1 on the Indian River. Since most of the sales were single family homes, here is a more detailed breakdown. Remember, Titusville is one of the oldest cities in Brevard County…naturally, there are a lot of older homes here. The range of year built is from 1920 to brand new homes. The average year built was 1985, with the median year built of 1987. Most of the home sales were for homes built in the 1960s. 

Home sizes ranged from a tiny 500 SqFt home to a 4,929 SqFt home. The average size was 1797 and the median size was 1707. 

Lot sizes from a zero lot line of 0.08 acres to 3.06 acres. The average size was 0.29 acres and the median size lot was 0.2 acres. As for the zero lot line homes (0.13 acres or less) were 35 of the 400 sales. The homes on 0.7 acres or larger were 28 of the 400 sales. 

What are your thoughts on living in an HOA? Most of the home sales were not in an HOA. 241 were not in an HOA, and 159 were in an HOA. The HOAs are not just new construction. They range from homes built in the 1960s to new builds. Newer homes also do not mean you are in an HOA, either. There are some that are being built on scattered lots.

Home sale prices ranged from $85,000 to $1,328,500. The average price is $354,451, and the median price is $335,000. 296 of the 400 sales were under $400K.

Right now, 169 of the 274 active properties are single family homes. They are priced between $95K-$1.790M. Most of these are priced under $400K. 

As you can see, the city of Titusville has a lot to offer and is a great location to call home due to its proximity to the Space Center, easy commute to those living in east Orlando, or for someone looking for a more affordable option in a home.
