Discover 32937: Top Beachside Living in Satellite & Indian Harbour Beach

If living steps from the ocean in a true beachside community has been on your mind, 32937 should be at the top of your list. This zip code, made up of Satellite Beach and Indian Harbour Beach, is home to more single-family houses than any other barrier island community on the Space Coast—7,551 in total. That’s why year after year, 32937 sees more home sales than the neighboring beachside areas. Combine that with its prime location between the Pineda and Eau Gallie causeways, easy access on and off the island, and, of course, miles of beaches, and it’s easy to see why so many buyers are drawn here.

Located between the 404/Pineda Causeway and the 518/Eau Gallie Causeway. A1A is the main thoroughfare on the east side. South Patrick Drive is the main thoroughfare on the west side. There are various cross streets connecting these two roadways. The two causeways are the boundaries to the North & South. The Atlantic Ocean & beaches are the Eastern border. Most of the western border is the Banana River (with a tiny sliver of the Indian River near the Eau Gallie Causeway). This location also makes it easy to get off the barrier Island, too, thanks to the two causeways that can connect you to the mainland. They can also connect you to I-95. A1A can take you south to Sebastian Inlet or north to the Port and 528.

Most of the population and most of the homes are on the west side of A1A. There are some oceanfront homes, but most of the oceanfront property is condos. I wasn’t going to discuss condos much in this post. If you have any questions regarding the condos in either Satellite Beach or Indian Harbour Beach, drop a comment below or schedule a call.

Most of the homes in this area are what I like to call dry-lots. You back up to either another house, a park, or something other than water. On the west side of town, you do have homes that are on the river, on the Grand Canal, and on other canals that connect to the river. These are all on the west side of South Patrick Drive. There are a few streets on the east side of South Patrick Drive that have small canals that will connect to the river; they’re just not really what I would call a navigable waterway (more for kayaks & stand-up paddle boards)

What’s the draw to this area? Obviously, the beaches. There are dozens of access points up and down A1A. Most of these are paths leading to the beach crossover. There are a handful of streets that have parking. Several beachfront parks range from simple parking areas with beach access to having pavilions, playgrounds, volleyball courts, restrooms, and showers. 

Speaking of parks, there are others throughout the Satellite Beach & Indian Harbour Beach area. 

  • Desoto Park has sporting fields, playgrounds, a kayak launch & picnic facilities. 
  • Satellite Beach Sports Park has ballfields, tennis courts, racquetball courts & recreation amenities that include a skate park and dog park. 
  • Gleason Park has a lake, walking trails, playgrounds, and recreational facilities that include a swimming pool.
  • Oars & Paddles features a playground, walking trails, and access for kayaking/paddleboarding on the Indian River Lagoon.
  • Banana River Park is a smaller park with waterfront access for fishing and water activities.

Sampson Island is a Brevard County park accessible by water only. It is a 52-acre mangrove island that has paths to explore, wildlife to watch, and they do offers primitive campsites. Just know, there is no potable water on Sampson Island.

If you have kiddos and schools are important to you, here are the schools for the Satellite Beach & Indian Harbour Beach area:

Elementary: Seapark, Holland, Surfside, or Ocean Breeze

Middle School: DeLaura or Hoover

High School: Satellite

Shopping, restaurants, & commercial space are for the most part on the perimeter of the area. Think A1A, South Patrick Drive, and the Eau Gallie Causeway. There are 2 Publix, an Aldi, a Lowe’s, and Ace Hardware beachside. 

Depending on where you work, the 32937 could be a great location for you. If you are stationed at Patrick, you are exceptionally close to the south gate and the north gate, too. If you are working at one of the government contracting jobs that are near the Melbourne Airport & the tech corridor, you can be there in 25 minutes. Same time to the furthest south L3Harris facility too.  

If you are working at Port Canaveral or the Cape Canaveral Space Force Station, that’s about 30 minutes. If you are at the Kennedy Space Center, then the main gate is about 45 minutes away. 

If you are in the medical field, the two extreme hospitals in distance are Parrish Medical in Titusville or Health First in Palm Bay. Parrish is 47 minutes, and the Palm Bay Health First is about 35 minutes. There are closer hospitals in Cocoa Beach, and a few locations in Melbourne, too. Just wanted to show the extreme and let you know there are closer options.

Property taxes really depend on where you live in the 32937. If you are in Indian Harbour Beach, there are 3 different tax codes, and your millage rate will be either 15.7238 or 15.8866. If you are in Satellite Beach, it depends on whether you are in the city limits or outside the city limits. It is 18.1139 in the city limits and 11.8943 outside the city limits. Outside the city limits is referred to as South Patrick Shores. This is the north side of Satellite Beach from Pineda Causeway to Berkley St off A1A, and most of the west side of South Patrick Drive from Nautilis Dr north to Pineda.

Insurance will be an important discussion about living on a barrier island…really, anywhere in Florida. Just know, it will be expensive. The barrier island, you are surrounded by water & it will cost more to insure versus the same house on the mainland. Because so many of the beachside homes are older than 20 years old, you will need a 4-point inspection just to get an accurate quote. It really depends on the age of the roof, HVAC, plumbing, and electrical system, on how much it will cost. Plan on $6K-$8K a year. It could be more; hopefully, it will be less. 

Surprisingly, most of the barrier islands are in flood zone X, meaning flood insurance will not be required. The exact cost of flood insurance will depend on the address of the property and the elevation. So, it depends.

Usually, when we start talking about flood insurance, hurricanes come up. It depends on the storm season and whether you will have to evacuate. It also depends on the direction of the storm. Since this is a barrier island, if they call for an evacuation, all barrier islands will be asked to evacuate. They will not force you to leave, just use your best judgment.

I started out talking about the number of single family homes in the 32937. 7551 homes according to the Property Appraiser website. So far, year to date (January 1 to August 31, 2025) there have been 208 homes sales in the Space Coast MLS. The home prices are anywhere from $300K to $4.9M. The average price was $767,045, and the median sales price was $605,000. 

Most of the home sales were not in HOA’s (159 were not & 49 were)

The median year built was 1967. Average Year built was 1974.

22 of the homes were built 2000 or newer.

Home sizes were from the tiny 864SqFt to the massive estate of 9,353 SqFt.

45 of the homes were on the water.

Most of the homes had a pool (126 to 80)

22 of the homes sold for over $1M. We have 2 exclusive communities on the river. Lansing Island and Tortoise Island. These are large estate homes with wealthy individuals living in these 2 communities. They have 24-hour guarded gate access to get in. Plus, there are the oceanfront homes, too.

These are two great beachside communities that share the same zip code. Even though Satellite Beach and Indian Harbour Beach are very similar in appearance, they are 2 completely different cities. Each has its own city council, its own mayor, and its own police force/emergency services. Driving down A1A, if you miss the welcome to SB or IHB signs, you can’t really tell if you are in one city or the other. One main difference I see is their laws on short-term rentals. The city of Satellite Beach is very much against the short-term rentals. If your property is west of A1A, they have a 90-day minimum rental restriction. If your property is east of A1A, they have a 30-day minimum rental restriction. This is not very vacation rental-friendly. Indian Harbour Beach is completely different. You can do daily, weekly, or monthly rentals. The catch is, you have to register and pay to play.
