Brevard County & Older Homes

You are in research mode because you will be buying a house somewhere on the Space Coast the next few months, and you are wondering what options are out there. In this post, we will break down what’s available, what has sold recently, and the age of homes throughout Brevard County.

According to the Brevard County Appraiser’s website, there are over 199,000 single family homes in Brevard County. They are scattered throughout the entire county. No surprise that if you look at the population of Brevard County, we have over 650,000 living here; the bigger cities will have a larger selection of homes to choose from.

This post is only for single family homes. If you are looking for a condo, a townhouse, a manufactured home, or a multi-family property, let me know in the comments, and I will get you that information.

As you start your search and recon for a home, I know some of the basic criteria you will be looking for: general location, number of bedrooms & bathrooms, 1 story or 2 stories, size of yard, is a garage important, is a pool important, yes or no to an HOA (or does it matter), price range, and age of home. 

I’d like to start with the age of the homes here in Brevard County. If you want a brand-new home, the good news is you have a lot of options available. Currently, in the Space Coast MLS, there are 3,431 active single family homes in our MLS, 690 of them are 2024 or newer…that’s 20% of our inventory. If you are OK with something built 2000 or newer, there are 1,846 homes or 53% of our active single family homes.

The flip side is, we also have a lot of older homes. 47% of our active listings are 1999 and older. Looking at our total number of homes in Brevard County, there are 199,298 per the county records. Almost 130,000 of these were built before 1999. Here is a good breakdown of the homes. 61,356 were built in 1979 or earlier. 68,397 were built 1980-1999. 69,545 were built 2000-2024.

If you want a newer house, you will probably be on the mainland. Palm Bay, Viera, Melbourne, Cocoa, Port St John & Titusville. There is a lot of new construction happening today. You can search the new construction here https://www.ericlarkin.com/new-construction-homes

If you want to live near the beach or on Merritt Island, more than likely it will be an older home. Yes, there are new construction/newer homes here, but most of the homes are from 1999 and earlier. Median year built for sales this year in Cocoa Beach is 1962. Satellite Beach is 1966. Indian Harbour Beach is 1968. Really, all of the cities and towns have the potential to have a home built in the 50s, 60s, 70s, or 80s. Remember, ⅓ of our homes are built in 1989 and earlier. 

Just know that if you are buying a home over 20 years old, you will need to have a 4 point inspection on the home for insurance. The 4 points are roof, electrical, plumbing, and HVAC system. Your home inspector should be able to complete this along with the wind mitigation report. The 4 point can be a pass/fail for getting insurance. The wind mitigation could offer discounts on your policy based on how well your home is protected from a major wind event (aka hurricane). What’s your opinion of Homeowners Associations? Usually, it’s either a hard no or you would consider them. Just know, there are HOAs throughout the county, and we can keep that in mind as we start the search. It is important to point out that the Viera/Suntree area is entirely HOA. They are both master associations, and more than likely, you will have a sub-association too. 

If you are looking for a larger tract of land, an acre or more, these are also scattered throughout the county. There’s a large assortment at the north and south ends of the county & in the rural areas. Mim, Titusville, & Canaveral Groves to the north. Grant/Valkaria and South Palm Bay to the south. Melbourne on either side of 95 on Turtle Mound, Harlock, and Washington Dr (the 32934 zip). North Merritt Island has options, too. South Merritt Island has the estate homes on multiacres that stretch from river to river. 

Waterfront, whether you are on the ocean, on the river, or on one of the canals that are either on the barrier islands or on the mainland. These do come at a premium price.

Prices for homes have varied widely in 2025. For the 1st 9 months of 2025 (January through September), single family home prices ranged from $50K to $6M. The average price for the county was $468,720. Median price for the county $375,000.

You can see that the median prices beachside are $550K and up. For Viera, it is $615K. The best median prices are in Port St John, Titusville, Palm Bay, Melbourne, Rockledge, and Cocoa.

This map will give you a breakdown of the price range by city. You can see beachside, homes start in the $300s and up. Merritt Island is $80K and up (this was in rough shape), expect prices in the $200s. The mainland has every price point from under $100K to multi-million dollars.
