Are Buyers Finally Catching a Break on the Space Coast?

The Brevard housing market just got busier…but not necessarily hotter. Here’s what changed in October. 

Inventory continues to drop. This is the first time in 2025 that we were below the 5,000 active inventory. With 4931 active properties available, we are almost at a 12 month low.

Sales were up 7% over last October with 1059 closings in the Space Coast MLS. If our current momentum carries through to the end of the year, there is a chance we can beat 2024 sales. This would be nice since 2024 was the slowest year we have seen since 2014.

With the slight increase in sales and the slight pullback in active inventory, our month supply is at a 4.65 month supply of property for sale. This is a definite balanced market since we are in the 4-6 month supply range.

One thing that hasn’t really improved is the time it takes to sell a property. We were at 79 days on market for October, which is the highest we have seen all year. Really, the highest since I started tracking DOM in 2022.

Because of this, prices are starting to soften. Overall median prices for single family homes in the county are down just over 5%. Median single family home price for October 2025 was $360,000 compared to $379,990 in 2024. It is important to note, just because the overall median home price for the county is down, that isn’t a flat rate across the board. Melbourne Beach had the biggest drop in median home prices, while Cocoa Beach had the biggest increase, comparing October 2025 to 2024.

Cocoa Beach & Cape Canaveral

The condo market beachside is still interesting…active inventory seems to have leveled out at 265 condos. Sales are still pretty flat with 33 closings for October. This is an 8 month supply of condos.

Condo fees seem to be still trending up. The range of condo fees of the sold properties was between $400-$1,112 per month, compared to $286-$1,044 last year. The average condo fee was $739 in 2025 compared to $575 in 2024.

It is taking a lot longer for a condo to sell this year. 142 DOM vs 91 DOM last year. In spite of it taking longer for a condo to sell, 21% of the sales did happen in 30 days or less.

Single Family Homes

The single-family home market in Cocoa Beach and Cape Canaveral is on fire with its best month for sales since August 2022 with 15 home sales. Except for a slow start to 2025 & 4 sales in January & February; it has been a pretty good year for the Cocoa Beach & Cape Canaveral single family home market. 

Prices were the highlight in October. 7 of the 15 sales were over $1M. The median sale price hit $985,000, up from $725,000 a year ago, while the average sale price topped $1 million. Even though these numbers are up,we also had 4 home sales under $600K. Right now, there are 10 homes available for sale under $600K. Viera/Suntree Area

The Viera and Suntree single-family market stayed steady through October. Inventory crept up to 320 active homes, compared to 268 last year, but sales kept pace with 83 closings versus 66 in 2024. That puts the area at about a 3.85-month supply, indicating the market remains balanced.

Prices remain stable. The median sale price came in at $584,000, nearly identical to last year’s $593,000. The average sale price rose to $711,900 from $651,500, boosted by a few luxury sales above $2 million, including the highest priced sale in the county at $4.5 million.

Homes are taking longer to sell, with the average days on market rising to 64 from 47 last year, suggesting buyers are taking their time as inventory continues to build. Even so, Viera and Suntree remain among the most sought-after areas in Brevard County thanks to newer construction, strong schools, and convenient access to everything along the Space Coast.

Looking at the overall market, there are a lot of positive things here on the Space Coast. Combine this with an interest rate that has been trending down over the last few months, and you can see why our housing market is getting busier.
