The active inventory for the county is at 3413 properties for sale. November had 1087 residential properties selling. This puts us at a 3.14 month supply of property for sale. The highest price property to sell was a 4 bedroom riverfront home in South Merritt Island that closed at $1,780,000.
Here in the Cocoa Beach area, our condo inventory is at 191 condos for sale. We had 47 condos sell in November ranging in price from $102,500 for a 2 bedroom condo in Canaveral Breakers; the 55+ community in Cape Canaveral to a $655,000 3 bedroom 3 bath 4th-floor riverfront condo in the Rock Pointe condominiums in Cocoa Beach.
We have 60 single family homes for sale in Cocoa Beach and had 5 sell in November. The price range from $349,900 for a 3 bedroom home in the Cocoa Isles 8th Addition to a $1,050,000 4 bedroom 3 bath riverfront home off S Banana River Drive.
The townhome & half duplex active inventory is at 18 with 7 sales in November. The price range of these sales were $178,000 for a 2 bedroom 2 bath townhome in Cape Canaveral to $333,000 for a 3 bedroom 3 bath townhome in South Cocoa Beach.
