It is no surprise that Viera Florida is one of the best selling areas in Brevard County. If you are moving to Florida and have either just started your research on your move or aren’t quite sure if Viera is right for you; here are 10 reasons why you should consider moving to Viera.

1 Central Location

Brevard County has a unique layout being over 72 miles long and averaging 26 miles wide. Viera Florida is pretty much the center of the county. This central location puts almost everything Brevard County has to offer within 30 minutes. I-95 runs through separating East and West Viera and has 4 access points to the interstate and there are multiple roads that will connect you to US 1 too.

The beach is less than 12 miles away

Melbourne International Airport is 17 miles away

L3Harris Headquarters is 18 miles away

Disney & the attractions are just over an hour away

2 Active Lifestyle

I love living in a community that seems to be in motion. Everytime I drive through Viera, I see people going for a walk or jog. I see dogs getting walked and strollers being pushed. I see people on bikes and on roller skates. Basketball games are being played. There are paths and sidewalks throughout East & West Viera that encourages people to get outdoors.

3 Great health care

Viera has some fantastic health care and medical facilities. The Healthfirst Viera Hospital in West Viera has an emergency room and 84 beds for patience that offers full service medical and surgical capabilities along with diagnostic and laboratory services. This medical campus also has a Pro Health & Fitness Center.

Viera is home to the VA Clinic to take care of our local Veterans medical needs. 

Viera also has numerous medical offices in East Viera along Spyglass Hill and Murrell Road including the One Senior Place and Viera Pediatrics.

4 Golfing

Viera has some amazing golf courses. Durans Golf Club is one of the most attractive and challenging golf courses I have ever played (side note-I don’t really consider myself a golfer, but this course is beautiful) It is an 18 hole course that was designed by Lewis “Chip” Powell. My golfing friends describe the greens speed to “putting on concrete” because of how fast they can be. If you do not have time for a full 18 hole game, across the street Durans also has a 9 hole par 3 course that is lighted for some evening golf!

Viera East Golf Course is a picturesque 18 hole course designed by Joe Lee. Beware of some of the white sand bunkers along the course and be on the lookout for the wildlife too. Besides the expected sandhill cranes & ibis, it is not uncommon to see bald eagles, fox, bobcats and the occasional alligator (gators can be seen at every golf course here in Brevard County)

Other golf courses nearby: Indian River Colony Club has a private course for the residents. Turtle Creek just north of Viera in Rockledge. Baytree National Golf Links. Suntree Country Club.

5 Parks

Viera wetlands is an amazing place to visit and explore. Peace and quiet with the opportunity to be one with nature. This place goes hand in hand with the active lifestyle that is prevalent in Viera since you usually do not have the option to drive the loop. You will see an assortment of birds, the occasional snake, and if you are lucky, you might see a bobcat or fox. This is also one location you can guarantee seeing some big and small gators too.

Brevard Zoo is one of the best Zoo’s I have ever been too. Great natural habitat spaces for the animals that offer amazing spots to view the animals too. By far, my favorite section is with the giraffes. The platform is high up and at their eye level & they have feeding stations along the boardwalk too.

Brevard Zoo Linear Park is a fun place to get outdoors and go for a walk, run or bike ride. This 2.6 mile boardwalk and trail starts at the Brevard Zoo entrance and goes south. You have a break/entry near the Pineda Causeway as the path continues south. Most of the boardwalk is elevated several feet above the ground and offers a look at what the area looked like before the development and you have the opportunity to see a variety of animals and insects along the way. 

6 Shopping and Restaurants

Viera offers some of the best shopping and restaurants in Brevard County. Simply head west on Wickham Rd past I95 and north along Lake Andrew Drive to see all the options available. The crown jewel is the Avenues outdoor mall and the Shoppes at Lake Andrew. A couple of my favorite places to visit are World of Beer & Total Wine. West Viera also has a Greenwise Publix that has an expanded selection of organic and specialty items. It has recently been announced there will be a Costco being built at the west of the 404 near Lake Andrew Dr.

7 New Schools

Whether you have children or not; the schools in an area are always important and do have an effect on property values. Fortunately, Viera has some of the newest schools in the county and according to sights like the Florida Today https://data.floridatoday.com/school/brevard/ shows Viera Schools are A or B rated.

8 Low Property Taxes

Since Viera is located in unincorporated Rockledge and Melbourne, your taxes are lower than living inside the city limits. The tax millage code for Viera depends upon the area you are living in. The codes are 4200, 4300, 420Y, and 430Y. The millage rate for 2020 is either 13.2032 or 13.1936 depending on where you live in Viera. Compare this to the city of Rockledge 17.2908 or the city of Melbourne 18.1189, property taxes are less. 9 No Evacuations

Living in Florida, there is a high probability a hurricane will approach the area sooner or later. When the Governor declares a mandatory evacuation for Brevard County; its actually for the barrier islands and people living east of US1. Since Viera is on the mainland and west of US1, you are not in a mandatory evacuation area when a storm does threaten the coast.

10 New Construction

Viera is the newest community in Brevard County. The oldest home in Viera was built in 1989. Most of the homes were built after 2002. If you want brand new construction, there are new communities in West Viera that are just getting started. Most of the home sales in Viera last year were built in 2007 or newer. Compared to 1992 or older for the rest of Brevard County. All the homes in Viera are on city water and sewer (no septic or well water) Homes built after 2002 are built with better hurricane standards. You do not have to be concerned with cast iron pipes, aluminum wiring or Federal Pacific electrical panels.
