Cocoa Beach AirBnB Ocean Front Condos
Vacation rentals are nothing new to the Cocoa Beach & Cape Canaveral area of Florida. We have thousands of visitors every year as winter visitors, spring breakers, summer trips, or to witness a rocket launch. Brevard County has the closest beaches to Orlando and to Disney. If you are taking a cruise out of Port Canaveral, you might want to spend a few days in our beach town. Because of this, it only makes sense to own a condo that allows short-term rentals that can be used as a vacation rental or AirBnB. In this article, I am going to introduce you to 10 ocean-front condo complexes in Cocoa Beach and Cape Canaveral that are ideal to own as a second home and to use as a VRBO, AirBnB, or short term rental.
These condos have had regular sales in the last 24 months, they allow daily to one-week minimum rentals, and are a direct ocean property. Depending on where the individual unit is located in the complex will depend on if there is any type of ocean view…
Cape Canaveral Condos
Royal Mansion is located at the north end of Ridgewood Avenue in Cape Canaveral at 8600 Ridgewood Avenue. This 100+ unit condo was built in 1988 and has either 1 bedroom/1 bath condos or 2 bedroom/2 bath condos ranging in size from 718SqFt to 1088SqFt. You are either on the ground floor or a 2nd & 3rd-floor condo (the 2nd-floor condos are set up like a townhouse-living area on the main floor and bedrooms upstairs). The MLS descriptions I reviewed had the condo allowing 1-week minimum rentals. The condo docs read not more than once-a-week rental. If you are an owner using the condo, you are allowed one pet under 50 pounds, and if there are no pets allowed in the condo if it is being rented or used by a guest of the owner. Amenities on the 8.64-acre grounds include a pool, clubhouse, onsight laundry, and beach access. There have been 18 sales in our MLS between January 1 2021 and April 2022 between $230K-$435K.
Canaveral Towers is located at 7520 Ridgewood Avenue in Cape Canaveral between Tyler Ave and Polk Ave. This 90-unit condominium was built in 1975 and either 2 bedroom/2 bath condos or 3 bedroom/2 bath condos ranging in size from 1145 SqFt to 1490 SqFt and is 9 stories tall building. The 2.67-acre grounds include a pool, shuffleboard, a putting green, covered parking, and beach access. The MLS descriptions I reviewed show a 1-week minimum rental period and the condo docs say not more than once a week. You are allowed up to 2 pets under 30 pounds (I am uncertain if this is just an owner privilege or not). Canaveral Towers has the first right of refusal which I will explain at the end of the post. There have been 9 sales in our MLS between January 1 2021 and April 2022 between $349K-$649K.
Cape Winds is located at 7400 Ridgewood Avenue in Cape Canaveral between Polk Ave and Taylor Ave. This 70-unit condominium was built in 1985 and has either 1 bedroom/2 bath condos or 2 bedroom/2 bath condos between 610 SqFt to 1000 SqFt and is 5 stories tall building. The 2.8-acre grounds include a pool, basketball courts, tennis courts, covered parking, and beach access. You are allowed 1-week minimum rentals and no pets are allowed on the property. There have been 4 sales in our MLS between January 1, 2021, and April 2022 between $195K-$525K.
Cocoa Beach Towers is located at 220 Young Ave in Cocoa Beach 2 blocks north of the Cocoa Beach Pier. This 50-unit condominium was built in 1974 and has either 2 bedroom/2 bath condos or 3 bedroom/2 bath condos between 1161 SqFt to 1323 SqFt and is a 5 story tall building. The 2-acre grounds include a pool, a putting green, a tennis court, covered parking, and ocean access. You are allowed 1-week minimum rental restrictions and one pet up to 30 pounds. The complex also has the first right of refusal. There have been 2 sales in our MLS between June 2020 and April 2022 between $400K-$475K.
Ola Grande is located at 5350 Ocean Beach Blvd in Cocoa Beach just south of the Cocoa Beach Pier. This 27-unit condominium complex was built in 1974 and has 2 bedroom/2 bath condos that are either 1081 SqFt ground floor condos or a 1206 SqFt 2nd-floor townhouse style condo. The 1-acre grounds include a pool and beach access. This is a pet-friendly condo allowing 2 pets and has a 1-week minimum rental restriction. The Ola Grande has the first right of refusal. There have been 2 sales in our MLS between January 1, 2021, and April 2022 for $375K and $415K.
Cocoa Beach Club is located at 5200 Ocean Beach Blvd in Cocoa Beach 2 blocks south of the Cocoa Beach Pier. This 50-unit condominium complex was built in 1972 and has 1 bedroom/1 bathroom condos, 2 bedroom/2 bathroom condos, and 3 bedroom/2 bathroom condos between 504 SqFt and 1325 SqFt. The 1.5-acre grounds include a pool, a putting green, covered parking, and beach access. The condos are either ground-floor or a 2nd-floor townhouse-style condo. Pets are OK and they allow 1-week minimum rental restriction. The Cocoa Beach Club also has the first right of refusal. There have been 3 sales in our MLS between August 2020 and April 2022 between $280K-$327K.
The Marlin Apartment Condos is located at 22 Tulip Avenue in Cocoa Beach Florida. This 32-unit condo complex was built in 1964 and has studios and 1 bedroom/1 bath condos between 596 SqFt and 716 SqFt and is a 2 story building. The 0.32-acre grounds offer open parking and an ocean-front patio on the east end of the property. Daily rentals are allowed along with 1 small pet under 20 pounds. The condo also has the first right of refusal. There have been 2 sales in our MLS between January 1, 2021, and April 2022 for $142K-$290K.
The Sandcastles Condo is located in Cocoa Beach at 1000 and 1050 N Atlantic Avenue in Cocoa Beach. This 100+ condominium complex was built in 1985 and has 2 bedroom/2 bath condos and 3 bedroom/2 bath condos between 1286 SqFt and 1672 SqFt in a 7-story building. The 5.9-acre grounds include a community pool, a tennis court, 1 car garage for the condo, and beach access. There is a one-week minimum rental restriction and they will allow one pet under 30 pounds. There have been 10 sales in our MLS between January 1,2021 and April 2022 between $400K-$645K
The Spanish Main condo is located at 5 Sunflower Street in Cocoa Beach (that also includes 10-35 Sunflower St). The 72-unit condominium complex was built between 1972-1974 and has 2 bedroom/2 bath condos and 3 bedroom/2 bath condos between 1153 SqFt and 1490 SqFt in a 4 story building. The 3.9-acre grounds have a swimming pool, 1 car garage for some of the condos, and beach access. The condo will allow daily rentals and a small pet under 30 pounds. There is a first right of refusal with the condo. There have been 3 sales in our MLS between January 1, 2021, and April 2022 between $458K-$545K.
The Boardwalk condo is located at 15 N Atlantic Avenue in downtown Cocoa Beach. The 25-unit condominium complex was built in 1984 and has 2 bedroom/2 bath condos that are all 1296 SqFt in a 5-story building. The 1-acre grounds feature a pool, under-building parking, and beach access. There is a one-week minimum rent restriction and they will allow 1 pet under 25 pounds. There have been 4 sales in our MLS between January 1, 2021, and April 2022 between $500K-$541K.
If you are buying a condo, Florida Statutes give you 3 business days to review the condo documents & financials. You have the option in those 3 days to cancel the contract if you do not like or agree with the rules, budget, etc. I recommend that you confirm what the rent restrictions are (you don’t want to buy a condo that has a 3-month minimum rental if you plan on using it as a weekly or daily rental). I also recommend you know the pet restrictions JUST IN CASE you want to bring your pet with you on a trip OR move in full time and have got a pet. You can also hire a real estate attorney to review the documents for you.
The condos that have the first right of refusal will have the terms written in the condo documents. The abridged version of the first right of refusal is this:
Buyer & Seller agree to the terms of the offer, sign it, and you now have a contract. This contract is presented to all owners in the complex. IF one of the owners wants to buy it, they can with the same terms and conditions of the contract. You will then start condo shopping again. It depends on the condo on how much time the owners have to decide. I have seen it as little as 7 days and as long as 30 days for the first right of refusal. As the buyer, you are kind of on hold until we get through this process. It sucks being the buyer and waiting…but it’s kinda cool once you are an owner and a property comes available that you want to buy!!!
