Brevard County has more to offer than beaches & rocket launches…we have country living too! This is your introduction to Mims & Scottsmoor Florida the north end of Brevard County.
If you are looking for a small-town feel and want to be away from traffic, the beaches, and hotels that other sections of Brevard County have to offer…Mims & Scottsmoor could be ideal for you. The population of Mims is 7164 according to the 2020 census. Scottsmoor doesn’t even break 1000 & is a “census-designated place” that the Brevard County Property Appraisers site & USPS consider to be Mims. Kind of like Port St John and Cocoa Florida.

Let’s look at the location. You are on the very north end of Brevard County. US 1 and SR46 (aka Main Street) are the main thoroughfares that get you access to the other roadways in town. There are some sidestreets but most of your running around will be on US1 or SR46. SR46 is also an exit for I95.
The US1 & 46 intersection is the main hub for the area. This is where the gas stations/convenience stores are located at. There is a Walgreens, Dollar General, and Family Dollar Store is located along with the butcher and produce stand. If you are looking for a major grocery store, big box store, etc; you will need to head south into Titusville.

Besides the agriculture and farms in the area (there are cattle, citrus, and blueberry farms in the area) there are several conservation areas where you will see the airboats, bass boats and kayaks in the waterways that are connected to the St Johns River. Mims also borders the Indian River, but offers limited access (I know of the Jones Ave boat ramp as one access point)
Something else that is popular in the Mims area is campgrounds and RV parks. There is the KOA campground on 46 along with several RV parks along 46 & US1

If you are a Veteran of our Military and like the idea of being laid to rest in a National Cemetary, The Cape Canaveral National Cemetary is in Scottsmoor. Cape Canaveral National Cemetery was dedicated on November 20, 2015. The initial phase of construction provides approximately 17,000 gravesites. Notable Veterans buried at the Cape Canaveral National Cemetary include Edwin Cowan who was a legendary Tuskegee Airmen who served in the U.S. Army Air Forces during World War II. Learn more about this National Cemetary here https://www.cem.va.gov/cems/nchp/capecanaveral.asp
If you have kiddos and schools are important, here are the schools for the Mims area. Elementary schools are either Pinewood or Mims.
Middle school is Madison
High School is Astronaut High

I always recommend you confirm the school district and school ratings before you buy. Here are some sites to help determine both.

What kind of property can you expect to find in Mims? You won’t find any condos, townhomes, or half duplexes. There are a couple manufactured homes. Everything else is single-family homes. Public records show over 4700 homes are in the Mims area. There are a lot of homes on 1+ acre lots. There are a lot of homes between .25 acres and full-acre lots. Most were built in the 1980s or earlier. However, if you are looking for new construction, there are options in Mims.

In the last 12 months (May 2022 to April 2023) there were 248 sales in our MLS. Ranging in price from $98K to $850K. 22% were on 1+ acre lots. Most of these were 2.5 acres or more. Even though there are a lot of homes built before 2000, there were only 68 homes sold that were built between 1950 – 1999. Most of the home sales are new construction. 145 of the sales were built in 2021 or newer. You can see what’s for sale here https://www.ericlarkin.com/mimsflorida
