Melbourne Village Is Small Town USA

Do you like the sounds of living in small town USA? A real-life Mayberry??? Let me introduce you to Brevard County’s smallest town…Melbourne Village.

Located in the 32904 zip code, Melbourne Village has a population of 672 and is just over a half square mile in size. Founded in 1946 by 3 women from Ohio who originally established the American Homesteading Foundation (AHF) which was the entity that became Melbourne Village. The AHF serves the community by owning, maintaining, and operating all the community property within the town. This includes the 45 acres of property and paths throughout Melbourne Village, the community pool, and the Westner Hagner community house and historic community hall. All homeowners in Melbourne Village can be a part of the AHF, which is voluntary. Melbourne Village was incorporated in 1957 to prevent the city of Melbourne from annexing the land and to establish a community for people seeking a lifestyle that was simple and close to nature.

Melbourne Village is run by its elected Mayor, vice Mayor, and city commissioners. Their police force is currently run in cooperation with the Brevard County Sheriff’s Office. More information on the City government and police force can be found at https://melbournevillage.org/ 

You can enter Melbourne Village either from Sheridan Road on the west side of town or from SR 192 on the south side of town. If you ever get a chance to drive through this quaint town, you will notice all of the mature trees. Large oaks with moss & air plants hanging from them. Lots of cabbage palms and other varieties of palm trees. There is also a large variety of Florida Pines. Because of the natural state of most of Melbourne Village, you will have a large variety of Florida wildlife all around you. During the times I have been there, I have seen squirrels, woodpeckers, hawks, cranes, and cardinals. I would not be surprised if there are raccoons, possums, bobcats, or coyotes in the area either.

Middle: Central

High: Melbourne High

Property taxes for Melbourne Village are not the highest in the county, but aren’t the lowest either. According to the Brevard Property Appraisers website, the millage rate from 2022 is 19.9572. Here is a link to their website for more information https://www.bcpao.us/

There are 300+ single family homes in Melbourne Village. There are also 19 homesites that have 2 single family homes on them (which is nice for a generational lifestyle or to be used as a rental property) There are also 18 vacant lots that haven’t been built on yet. Homes range from 1947 to brand new construction. Most homesites are over ⅓ of an acre with several homesites that are multi acre. You will not find cookie-cutter homes in Melbourne Village. Every home I have been in has been unique and one of a kind. I would certainly recommend considering the Melbourne Village area if you are looking for a home in the area. There are usually a couple on the market at any given time. In the last 12 months, there were 11 sales ranging from $175K to $550K.
