Cocoa Village Area

If you are relocating to Florida, specifically Brevard County & the Space Coast…I am certain that Cocoa Florida has popped up in your research. This post will introduce you to the east side of Cocoa, located between US 1 and the Indian River AND the Cocoa Village area. You will discover the charm and character this area offers. If you are considering a move to Cocoa Florida and are looking for more information about living along Indian River Drive and near Cocoa Village, then this post is for you.

Cocoa Florida is one of the bigger cities here in Brevard County, located on the mainland between the Indian River and the St John’s River; with most of the city between SR520 and SR528. We will be diving deep into the East side of US 1 in Cocoa Florida.

Most of the living options in this area are single-family homes The homes in this section of Cocoa tend to be older. It is not uncommon for a home to be built in the early 1900s. Most of the homes were built in the 1950s and 1960s. Some of the riverfront homes are newer, where they were older homes that were torn down & replaced OR someone finally built on the land. There is also a new construction project going on right now where the track of land has been cleared and the roads are being put in. 

Lot sizes for the home tend to be under ¼ acre if you are a dry lot. The homes on the river tend to be on larger lots of ½ acre to an acre or larger. Most of these own land on both sides of Indian River Dr with the house on the west side overlooking the water and the land on the east for the dock and river access. 

Condos in this area are near 520 and the Indian River closer to Cocoa Village. There are several low to mid-rise condos that were built in the 1970s and 1980s. There are also several high-rise luxury condos in this area too. 

Oleander Point was built in 1999 on the former site of the historic Brevard Hotel, which was a landmark for early travelers to our area. 138 condos with 59 boat slips just south of Cocoa Village. 

Whitley Bay and Whitley Bay West were built in 2004 and offer luxury condos between 2100 to 4400 SqFt in the 13-story tower on the Indian River near Cocoa Village. 

Other luxury condos in the area include 21 Riverside, Barclay Square, and Riverside Landing all built in the early 2000s.

What I like about the area.

Indian River Drive is one prettiest roads to drive on in Brevard County winding along the Intracoastal Waterway with large mature oak trees and a variety of palms lining the street. It is not uncommon to see people walking the sidewalks, bicycles going for a long ride, and runners getting their miles in. Drive through any of the neighborhoods between the river & US 1 and you will the character of properties and architects from an earlier era…you will not see cookie-cutter homes. Hills are something you do not see much of in Brevard County, but they are in this stretch of Cocoa near the river. 

Cocoa Village is an iconic part of Brevard County. Beautiful tree-lined streets. Amazing old architecture. It is a hub of restaurants, shops, and things to do. Go see a show at the Historic Cocoa Village Playhouse. Stroll through Travis Hardware and step back in time with some of the display pieces they have on hand. The food selection is from the casual like Ryan’s Pizza, Pub Americana, Krydermans BarBQ, or The Tin Whiskey to the high-end fine dining experience at Cafe Margaux. 

Events are happening throughout the year at Cocoa Village and Cocoa’s Riverside Park. Some of the events include concerts, Mardi Gras street parties, craft shows, art shows, and the occasional car show. The Fourth of July the Brevard Symphony plays in sync with the fireworks at Riverside Park. The Sunday after Thanksgiving is the Space Coast Full and Half Marathon that stretches from the south end of Riverside Drive in Rockledge up to the north end of Indian River Drive.  

This is a fairly central location in Brevard County. You can be at the beach within 20 minutes. Easy access to the Kennedy Space Center. You are under 40 minutes to the Melbourne Airport and about 50 minutes to the Orlando Airport. Disney and the attractions are about an hour away too.

The one thing that Cocoa Florida is not…is Cocoa Beach… which is a much smaller city located about 20 minutes east. You have to cross two rivers and drive through Merritt Island to get there.
