What does it cost to buy a house on the Space Coast of Florida in 2025? Let’s look at the numbers. The last 6 months, we have sold over 3800 single family homes in Brevard County. Prices ranged from the very low end of $23K to over $5M. Average price of a home was $461,233 and the median priced home was $375,000. Let’s see what you can get across the county in the $375K-$450K price range. There were almost 800 homes to sell the last 6 months in the $375K-$450K price range.












I thought it was interesting that there were options throughout the county. There were a lot of newer homes in the mix too (either new construction or built in the last 5 years). All areas are not created equal, with the price range and condition of the home available. The beach-side communities only have a few homes in this price range. More than likely, they will need updates at some point. The roof, AC, and water heater I would expect to be functional…maybe even newer (less than 10 years old) I would anticipate if they were built before 1974, that they still have cast iron pipes. I would anticipate the windows to be single pane (not impact/hurricane windows). They may or may not have hurricane shutters or plywood.



Merritt Island will have more options than on the beach. There are still a lot of homes that were built in the 50s, 60s, and 70s, so there is the possibility that there are still cast iron pipes and single pane windows. You will have a selection of homes built in the 80s & 90s, with the occasional home built in the early 2000s, priced under 450K.
The mainland, you will have the largest selection of homes in the $375K-$450K price range. Just like the Merritt Island area, there’s a lot of older homes on the mainland. With the boom of new construction in the last 5 years, the average and median age of homes are getting younger. The last 6 months, the homes sold were built between 1914 and new construction (2024/2025). The Average year built was 1998 with the median year built as 2000. This is up from a few years ago, where the average year built was 1992.
All the numbers & data provided are from sales that happened in the last 6 months. If you were shopping today (spring 2025), we have 5300 properties for sale in our MLS. The current selection of homes priced between $375K-$450K is under 600 homes (578 on 2.25.2025) in Brevard County.
