Life is taking you to Florida’s Space Coast, and you are researching the best place to call home. Living near the beach sounds appealing, but you may not be thrilled with the price of an older home, higher insurance costs, or the possibility of evacuating when a hurricane approaches.
Viera probably appears in many of your searches, but the HOA and master-planned community lifestyle may not be your thing. So, where does that leave you?
Central Melbourne might be the most logical place to start looking. It offers a wide variety of homes and neighborhoods while keeping you close to major employers, shopping, healthcare, Melbourne Orlando International Airport, and the beaches. However, Central Melbourne covers a lot of ground, and the experience can change considerably from one neighborhood to the next.
Where Is Central Melbourne
Melbourne is the second-largest city in Brevard County and covers a lot of territory. For this article, Central Melbourne primarily refers to the 32934 and 32935 ZIP codes. The area is generally located between the Indian River and I-95, with convenient access to the Pineda and Eau Gallie causeways.


Central Melbourne includes established residential communities, Wickham Park, and the Eau Gallie Arts District. It is also close to Melbourne Orlando International Airport, with plenty of shopping and restaurant options along Wickham Road and US-1. The beaches are a relatively short drive away using either causeway.
Unlike Viera, Central Melbourne is not one master-planned community. Its neighborhoods, housing styles, lot sizes, and home ages vary considerably. You could live along the Indian River or Eau Gallie River, on a golf course, in an established suburban neighborhood, or on a multi-acre property in one of the area’s equestrian pockets.
Homes date back to the early 1900s, although many were built from the 1960s through the 1990s. There are also newer communities and homes built within the past decade. HOA requirements vary throughout the area. They are less common in many older neighborhoods and more common in newer communities, particularly in 32934.
What Do Homes Cost in Central Melbourne
Looking at 677 single-family home sales from September 2025 through August 2026, prices ranged from approximately $93,000 to more than $2.6 million. With a range that wide, it makes more sense to compare the housing options by ZIP code. Wickham Road creates a fairly clear dividing line, with 32935 to the east and 32934 to the west.

Housing in 32935
In 32935, sale prices ranged from $99,000 to more than $2.6 million, with a median price of $300,000. The typical home had about 1,440 square feet, was built in 1972, and sat on just under one-fifth of an acre. More than half of the homes sold for $300,000 or less.



The $2.6 million sale illustrates just how wide the range can be. It was a large turn-of-the-century estate on more than an acre directly along the Indian River, so it was not representative of the typical home in this ZIP code.
Housing in 32934
In 32934, sale prices ranged from approximately $93,000 to nearly $1.8 million, with a median sale price of $495,000. About half of the homes sold for $500,000 or less. The typical home had just over 2,000 square feet, was built in 1994, and sat on approximately 0.28 acres.



That median lot size does not tell the full story. About 20% of the sales were on lots measuring an acre or more, while 5.6% sold for more than $1 million. Certain parts of 32934 are considered horse country, with multi-acre properties, custom homes, barns, and room for horses. You will also find traditional suburban neighborhoods, newer communities, waterfront homes, and more properties with private pools.
Why the Location Makes Sense
Housing variety is only part of the appeal. The bigger reason Central Melbourne may be the logical choice is its location.
The area provides access to I-95, US-1, Wickham Road, and two major east-west routes through Pineda and Eau Gallie boulevards. Depending on where you live, you can reach the beaches using either causeway without driving across half the county.


Central Melbourne also puts you close to Melbourne Orlando International Airport and many of the area’s major employers in aerospace, defense, healthcare, and aviation. Shopping, restaurants, parks, and everyday services are spread throughout the area, so most of what you regularly need is relatively close by.
This location can make particular sense when two people in the household work in different parts of Brevard County. You are not at the extreme north or south end of the county, and I-95 provides a relatively direct route when you need to travel farther.
Traffic and Other Tradeoffs
The main thoroughfares, particularly US-1 and Wickham Road, carry a lot of traffic. You will notice it during the morning and afternoon rush hours, especially during your commute.
The same applies if you regularly use the Eau Gallie or Pineda causeways. Both routes can back up during busier times. Your commute may look short on a map, but the time of day and which side of Wickham Road or US-1 you live on can make a noticeable difference.
As of September 2026, work was continuing at the Pineda Causeway and Wickham Road intersection to expand the turning lanes and improve traffic flow. It remained very much a work in progress.
Because Central Melbourne has homes built across several decades, the condition of similarly priced properties can also vary considerably. Pay attention to the roof, plumbing, electrical system, windows, HVAC, and whether the home uses sewer or septic. A less expensive home may not remain less expensive if several major systems need attention.




Things to Do in Central Melbourne
Central Melbourne offers several options when you are not working or sitting in traffic on Wickham Road.
The Eau Gallie Arts District, better known as EGAD, has local restaurants, galleries, murals, shops, and community events. The King Center hosts concerts, comedy, theater, and other live performances throughout the year.


Wickham Park offers trails, camping, sports fields, playgrounds, a dog park, and space for community events. Ballard Park sits along the Eau Gallie River and provides a boat ramp, fishing, a playground, and waterfront views.




On the western side of 32934, the Lake Washington area has a much more rural feel, with larger properties and some of the horse-country lifestyle mentioned earlier. Lake Washington also provides access to the St. Johns River system and is a popular destination for boating and fishing. You will see everything from airboats and bass boats to pontoons enjoying the lake and surrounding waterways.



Is Central Melbourne the Logical Choice
Central Melbourne has many different facets and personalities to explore. Whether you prefer an established neighborhood closer to the river, a newer community, a waterfront home, or several acres in horse country, there are plenty of options within these two ZIP codes.
If you value convenience, housing variety, proximity to major employers, and relatively easy access to the beaches, Central Melbourne deserves a closer look. Traffic can be frustrating, and the neighborhoods can vary considerably, but that variety may be exactly what makes the area work for you.
