The Villages of the Seaport

There are so many options to consider when looking for a condo in the Cocoa Beach & Cape Canaveral area. One of the popular complexes in 2019 is the Villages of the Seaport. More condos were sold in this complex in the first quarter of the year than any other complex in the Cocoa Beach and Cape Canaveral area. Let’s take a closer look to see why this condo association is so popular.

If you are not familiar with the Villages of the Seaport, this oceanfront community is located in North Cape Canaveral off N. Atlantic Ave, just south of Jetty Park and Port Canaveral. The amenities for the Villages of the Seaport include 3 pools, a gym, tennis courts, racquetball, a clubhouse, a car wash, and private access point to the beach. All of this on a 33+ acre tract of land.

The gated community opened in 1985, has over 550 condos that are either 1, 2 or 3 bedroom floor-plans, so you have several floor-plans to choose from. You have a 1 bedroom that is 700 square feet or a 2 bedroom floorplan that is 1,014 square feet in size. These are either on the ground floor or a second-floor walk-up and are more like a traditional condominium floor-plan. The other 2 bedroom floor plan (1,300 square feet) and 3 bedroom floorplan (1,354 square feet) are similar to a townhouse floor-plan; the main living area is on the ground floor with the bedrooms and full bathrooms upstairs.

Some of the amenities for the Villages of the Seaport include 3 pools, a gym, tennis courts, racquetball, a clubhouse, a car wash, and private access point to the beach. All of this on a 33+ acre tract of land. The association fee covers all the common area maintenance (pool, lawn, etc), building maintenance, reserves (roof, paving the parking lot, etc), insurance on the building/structures, water, sewer, trash pick-up, and basic cable tv.

When buying a condo, you should always read through the covenants & restrictions, the condos rules & regulations, and the most recent financial statement statements. 2 of the restrictions I always like to ask about and point out are the rental restrictions and the pet restrictions. Even if you do not have plans of ever renting the property out, the rent restrictions are important to note just in case you change your mind and to see how often your neighbors could be turning over if that property is a rental. The Villages of the Seaport has a one-month minimum restriction. I use the same point of view regarding the pets. You might not have one now, but you might down the road. The pet restrictions are 1 cat or 1 dog that weighs under 30 pounds.

If the schools are important, you will be happy to know that Cape View Elementary and Cocoa Beach Junior/Senior High School are both A rated schools. Cape View Elementary is 1.5 miles away and Cocoa Beach Junior/Senior High School is 7.4 miles away.

Eastern Florida State College is 11.5 miles away

The beach! The complex has a private entry to the beach on the east side of the property

Port Canaveral is less than 2 miles away

Cocoa Beach Pier is 3 miles away

Downtown Cocoa Beach is 6.2 miles away

Kennedy Space Center’s main gate is 19 miles away

Melbourne International Airport is (MLB) is 27 miles away

Orlando International Airport (MCO) is 47 miles away

The Orlando attractions are just over an hour away
