Cocoa Beach Market Update July 2019

How’s the market? Kind of like the weather this past July; hot! Here is an overview of the real estate market in the Cocoa Beach area for July 2019.

July had 10 homes sell in the Cocoa Beach area bringing our year to date home sales to 97 properties, compared to 80 home sales through July in 2018 (20% Increase). The price range for July 2019 is $280,000 for a single-family home in the Ocean Woods subdivision in Cape Canaveral to $1,500,000 for an oceanfront home in south Cocoa Beach. (So far, we have had 5 homes sell over $1M and two of them closed in July 2019) Active inventory for single-family homes has come waaaay down, sitting at 45 homes (lowest in 18+ months) ranging from $299,900 to $4,500,000. 

Condo sales in the Cocoa Beach area are still a little off compared to past months and years. July there were 60 condos sales, bringing our year to date condo sales to 361, compared to 399 through July 2018 (down 10%). The price range for condo sales for July 2019 is $80,000 for an efficiency on the 520 Causeway to $915,000 oceanfront condominium in south Cocoa Beach. The complex that had the most sales in July is Harbor Isles in Cocoa Beach. Harbor Isles had 8 sales ranging from $190K to $349K.

In case you are not familiar with Harbor Isles Condominiums, they are located on S Brevard Ave just south of the Cocoa Beach Playhouse, the Cocoa Beach Rec Center, and Ramp Road. The complex has over 250 condos that are 2 or 3 bedrooms, 2 baths, and a one-car garage. Condos either overlook the lake or the river. The condos were built between 1986 and 1999 ranging in size from 1086 to 1792 square feet. They all come with a screened balcony or patio with the water views. The pet-friendly community will allow either a cat or dog that weighs under 30 pounds. The rent restrictions are a minimum of 3 months and you must own for 1 year before you are able to rent.
