Venetian Way subdivision Cocoa Beach Florida

Venetian Way

I could not imagine what it must have been like living in the Cocoa Beach area during the ’60s and ’70s. The Space Industry was in full swing with Project Mercury and Gemini putting a man into orbit and the Apollo and Saturn programs putting a man on the moon. Our sleepy little beach town began to grow at an amazing rate. According to Wikipedia; “Cocoa Beach started its major growth during the 1960s. There was a 1000% population increase from 1950 to 1960, mainly as a result of the U.S. space program” https://en.wikipedia.org/wiki/Cocoa_Beach,_Florida

One of the communities that developed in North Cocoa Beach from 1959 to 1968 was Venetian Way; located north of the Cocoa Beach Causeway (SR520) on the west side of North Banana River Boulevard to the Banana River.

9 streets makeup Venetian Way in Cocoa Beach and consists of 261 home sights that are completely built up, except for one riverfront lot on Brightwaters. I know some of the neighbors across the street and down the road appreciate being able to see the water and evening sunsets.

Of the 260 homes in the Venetian Way subdivision of Cocoa Beach. 171 of these homes are either on a navigable canal or on the Banana River. The other 89 homes are on what I call a dry lot (meaning they do not have water as a boundary) One of these eighty-nine homes is located at 372 Dorset Drive. This corner lot home was built in 1966, is concrete block construction on a .23 acre corner lot, has 2135 square feet of living space and an inground pool. This four-bedroom home also has a barrel tile roof and just came on the market for sale.

If you do a drive-by of this property, you will see the lawn and landscaping have been very well cared for. Combine the great landscaping with the side garage, and you have amazing curb appeal. Behind the fenced back yard is more great tropical landscaping, a storage shed, and a 32’x16’ inground pool to enjoy.

Inside the home, you will see a well designed floor-plan that has held up well over the last 50+ years. The covered front porch and well-appointed foyer is a great first impression. The picture windows bring in great natural light into the living room which leads to the dining area and to the screened back patio. The walkway from the foyer also leads to the family room and updated kitchen.

The split floorplan has the 3 guest bedrooms on the west side of the home with a guest bath leading to the screened back patio. The Master Suite is the entire east side of the home that has a step-in shower with classic green 1960’s tile work.
