If you are considering a move to the Cocoa Beach area and you are trying to narrow down where you would like to live, I want to introduce you to Avon by the Sea and the President Streets. This is a section of Cape Canaveral and north Cocoa Beach that is east of A1A. If you are looking for a home that offers easy access to the beaches, this could be a great area for you. 

Where exactly are the President Streets and Avon by the Sea? The President Streets starts in Cape Canaveral near Cherie Down Park and Cape View Elementary with Washington Avenue and goes south to Harding Ave; which is almost to the Cocoa Beach Pier. All of the President Streets are on the East side of A1A. Avon by the Sea is the North section of Cocoa Beach that starts near the Pier (California Ave) and goes through most of Cape Canaveral. Avon by the Sea is also East of A1A and goes as far North as Washington Avenue in Cape Canaveral.

You have an assortment of properties to live in. You can live in a condo, a single-family house, a townhouse, a half-duplex, an apartment, or other multi-family property (duplex, triplex, etc). You can live in oceanfront properties or near the ocean. Most of the property in this section of town was built prior to 1978. There is newer construction (built in the last 20 years) In 2019 the Flores De La Costa condominiums were completed just north of the Pier. There was a gap in construction from 2008 until 2017 beachside.

Since most of this area is unincorporated, your property taxes are lower. The milage rate in 2019 for Cape Canaveral is $14.6741 and unincorporated Cocoa Beach is $12.9324. (The few properties that might be in the Avon by the Sea that is in the city limits of Cocoa Beach pay $16.7779)

What I like about this area

You have easy access to the beaches. Almost every street ends at the ocean with a beach access point. The few exceptions are Cleveland Ave, McKinnley Ave, Roosevelt Ave, and California Ave. Beach parking at Cherie Down Park and at the accessible streets of President Row is free. The City of Cape Canaveral has set up several beach access points with Mobi-Mats to allow easier access to someone with mobility issues. The President streets run east and west, you also have cross streets running north and south. This grid of streets has stop signs ever other block and keeps traffic a little lighter and a little slower. This makes it ideal to walk, run, ride your bike, and skateboard safely.

You have great parks to enjoy. You have Cherie Down Park that offers beach access, bathrooms, showers, and a pavilion. You have Canaveral City park that offers baseball, basketball, and a playground. You have Veterans Memorial Park near the Cape Canaveral Library. They even have an oversized chessboard if you are interested in a match.

The schools for this area are Cape View elementary for PK-6th and Cocoa Beach Junior/Senior High School which is 7th-12th.

What else is in the area? 

You have a Publix near the Cocoa Beach Pier. You have the Sunseed Co-Op that offers healthy food options and a large organic selection of produce and groceries. There is quite a few convenience stores in the area along with several delis and a butcher at Canaveral Meats & Deli. You have dozens of restaurants and bars to choose from between the Pier and the Port, and you have more options between the Pier and SR520 which is just a few miles to the south.

What else is nearby?

Downtown Cocoa Beach is 5 miles away.

Port Canaveral is less than 3 miles away.

Kennedy Space Center main gate is 15 miles away

Merritt Island Mall is 7 miles away.

Orlando Airport is a 45-minute drive.

The Orlando Attractions are within an hour. 

Since you are at the north end of town, this is an ideal location if you will be working at the Space Center or the Canaveral Space Force Station. This also makes Cape Canaveral a great option if you are living in Orlando and want to have a place near the beach. You can be here in less than an hour.  It is also easier for friends and family who are flying into the Orlando airport to visit (OK, maybe this is a con 😎)
