Use the condo when you want. Rent it out when you want.

If you are doing your research to find the best area to buy property for a vacation rental or AirBnB, I am certain Cocoa Beach and Cape Canaveral come up often. We are a destination for winter residents from January through April. We are a destination for spring breakers March through May. Summer trips to Disney and attractions in Orlando bring people to the closest beach to Orlando (Cape Canaveral & Cocoa Beach). We have Kennedy Space Center with the regular rocket launches throughout the year thanks to NASA, SpaceX, and ULA (and soon to be Blue Origin). Plus we are surrounded by water that attracts people from around the world to our area to surf, fish, kayak, and photograph our amazing waterways and wildlife.

We have hundreds of condominium complexes in Brevard County and these are my favorite 3 to use for an AirBnB, VRBO, or short term rental because of their 1 week minimum rental restrictions.

Royal Mansions in Cape Canaveral

Royal Mansions Resort

Located on the ocean at the north end of Cape Canaveral near Port Canaveral this 108 unit condominium was built in 1988 on a 8.64 acre site. There are 3 available floorplans, there are two different 1 bedroom floor plans that are either 718 SqFt or 800 SqFt and the 2 floor townhouse style condo with 2 bedrooms and 2 baths that is 1058 SqFt. The amenities include a private beach access, an ocean front pool and deck, BBQ grills on the deck, weekly housekeeping, bike rentals, and in-house property management to help keep your property leased throughout the year.

If you own a condo at Royal Mansions, you can rent the condo weekly. You are allowed 1 pet up to 40 pounds. The association fee covers the common area maintenance (lawn, pool, exterior maintenance, insurance on the building, water, sewer, and cable/internet) Since you own the condo, you are responsible for the interior upkeep, maintenance, furnishings, decorations, and other personal property (curtains, towels, plates, silverware, TV’s, etc).

This direct ocean complex is located in Cape Canaveral right in the middle between the Cocoa Beach Pier and Jetty Park at Port Canaveral consisting of 70 condos that were built in 1985 on a 2.8 acres site. The condos are either direct ocean or have southern facing balconies and are either 1 bedroom & 2 bath floor plans (620 SqFt) or are 2 bedroom 2 bath floor plans (935 SqFt) The amenities include beach access, swimming pool, shuffle board, tennis and basketball courts, and covered parking. They offer on sight property management too.

If you own a condo at Cape Winds, you can rent the condo weekly. Pets are not allowed on the property. Canaveral Towers

Canaveral Towers

Located right next to Cape Winds on the ocean, this complex has 89 condos on 2.67 acre lot that were built in 1975. The condos are either 2 bedroom 2 baths (1145SqFt) or 3 bedrooms and 2 baths (1417 SqFt). The direct ocean complex offers beach access, swimming pool, shuffle board, and a putting green. You also have the option of using their onsite property managers.

If you own a condo at Canaveral Towers, you can rent the condo weekly. You are allowed 2 pets up to 30 pounds. The association fee covers the common area maintenance (lawn, pool, exterior maintenance, insurance on the building, water, sewer, and cable/internet) Since you own the condo, you are responsible for the interior upkeep, maintenance, furnishings, decorations, and other personal property (curtains, towels, plates, silverware, TV’s, etc).

Polk Avenue is located between Cape Winds and Canaveral Towers. This beach access point has one of the city of Cape Canaveral Mobi Mat beach access points. One of three in Cape Canaveral, the Mobi Mats make getting on the beach easier if you have mobility issues. Read more about them on their site

There are a dozen or more condos in Cocoa Beach and Cape Canaveral that allow a one week minimum rental that could be good options too. Near the Cocoa Beach Pier, there are at least 4 oceanfront condominiums within a couple blocks that are in amazing locations because you are near the Pier, near a few dozen restaurants & bars, Publix, and the ABC. I didn’t include them because they all have a first right of refusal in their condo docs and bylaws. This is great if you are already an owner, but it is an added layer of stress & worry if you are the one buying the condo. There are some affordable one bedroom condos that are not on the beach but near the beach in Avon by the Sea and the Presidents row of Cape Canaveral. These may or may not have the first right of refusal.

The main reason why I included these 3 condos in this post is because of their location. Besides being oceanfront, they are all on the north end of town. This makes the commute to and from the Orlando Airport (MCO) a lot easier. You are also that much closer to Disney and the Orlando attractions. You are also very close to Port Canaveral if they are also planning a cruise while in town.
