Cocoa Beach and new construction are two phrases that haven’t been used in the same sentence for a while. Sure, we would have the occasional new build on our barrier island; a vacant lot had a new home put on it or someone knocked down an older home and replaced it with new. Right now, we have 3 new developments happening in Cocoa Beach that I am happy to tell you about.

Flores De La Costa

Flores De La Costa in Cocoa Beach near the Cocoa Beach Pier. The first phase of the development by Doroughs Brothers Development and Charley Boyd Construction was the five-story oceanfront luxury condominiums. This 14 unit condominium project was completed in May 2019 and offered 5 different floorplans that were 2, 3, or 4 bedrooms ranging from 1113 SqFt to 2460 SqFt. The finishes are what you would expect from a luxury condominium that included at least 9’ ceilings, wood cabinets in the kitchen & baths, granite countertops, quality appliances, porcelain tile, 7’ raised panel solid core interior doors, and much more.

Phase 2 of the Flores De La Costa are the townhomes across the street from the condominium that are also being developed by the Doroughs Brothers Development and Charley Boyd Construction. There are 3  luxury townhomes available that feature 4 bedrooms, 3 bathrooms, 2 car garage and will offer over 2400 SqFt of living space. The 3 story townhomes will have balconies on the 2nd and 3rd floors on the east side of the property to enjoy the ocean breezes you will enjoy living this close to the ocean. There is also an option to have an elevator installed with the construction. This townhome project is listed with Alyssa Boyd at Sand Dollar Realty of Brevard. At the time of writing this post, prices for the townhomes are $695900 to $699000.

Laurham Village

Laurham Village is a new riverfront community in south Cocoa Beach. This gated community offers 15 luxury villas on the Banana River and a community pool. The 3 story homes will feature 4 bedrooms, 4.5 baths, 2 car garage, and will offer over 3400SqFt of living space. Each villa comes with a boat slip able to keep up to a 32’ boat. Inside the home will have 9’ ceilings throughout, an open gourmet kitchen, and a 3rd-floor master suite with a fireplace and terrace. There is an option to include an elevator. Your courtyard has several options to consider, either a spa, pool, or garden courtyard. If you would like one of the three direct river villas, you should act quickly.

Besides having the river access, you are also located near the sandy shores of Cocoa Beach, with the surf, sun, and sand waiting for you right across the street. Downtown Cocoa Beach is a short drive or easy bike ride away from the community. This riverfront community is listed with RE/MAX Aerospace and the list prices at the time of writing this post of $995000 to $1395000.

The Surf at Cocoa Beach

The Surf at Cocoa Beach will be unlike any condominium in Cocoa Beach and Brevard County. The soon to be built condominium will be 5 stories with 25 residences offering ground floor retail in the heart of downtown Cocoa Beach. The property is being developed by the Doroughs Brothers Development and the condos will range in size from a 1700 square foot 3 bedroom condo to the 4000 square foot 5 bedroom penthouse.

Pre-construction prices are from $800K to $2.2M. Inside the condo, you will have at least 10-foot ceilings, with floor to ceiling sliders to access your balcony. Several of the floor plans will have up to 3 balconies to enjoy the views from. Gourmet kitchens with European influenced cabinetry, quartz countertops, and Bosch appliances. Spa-like master baths with double vanities, oversized showers, and multi-head showers. Every condo will have a private 2 car garage. The condo will have a second-floor pool with firepits and a summer kitchen. There will be a clubhouse with a kitchen for entertaining. The Surf at Cocoa Beach will have a private beach access for residents and guests.

The location of the Surf at Cocoa Beach is in the heart of downtown Cocoa Beach, so you can walk and have easy access to everything we love about the downtown area. There are over 30 bars and restaurants between Minutemen Causeway and 4th St North. The art studios and boutique shops are also within walking distance. They are to break ground for the building in September 2020 and expect it to take 2 years for the construction of the condominium.

Cocoa Beach new construction since 2010

We have had some new construction happening in Cocoa Beach over the last 10 years. There have been vacant lots that have been cleared and have had houses or townhomes built on them. There have been quite a few oceanfront homes from the 1960s and 1970s that have been leveled and been replaced with new. This trend isn’t isolated to the oceanfront either. It is happening on dry lots, canal lots, and riverfront lots too.

Besides the 3 projects mentioned above, there have been 5 developments that were started in the early 2000s that were completed in Cocoa Beach in the last 10 years. Enclave Three Hundred started in 2007 and just recently finished the last lot. The Golf Cottages of Cocoa Beach was 2013. Coco Cove Five LLC developed the land at the south end of Brevard Avenue in 2013. Garden Bay Colony started in 2007 and had the last home completed in 2015. Cocoa Cabana condominiums were the last project completed in 2016.

Yes, the majority of the homes and condos in Cocoa Beach are older. Some have been nicely updated or well taken care of.
