Cape Canaveral Florida Harbor Heights subdivision
You are ready to make a move closer to the beach and you are trying to find the right area/community to call home. Let me introduce you to Harbor Heights located in Cape Canaveral Florida.
This single family home community is located on old North Atlantic Avenue that is closer to Port Canaveral & Jetty Park than the Cocoa Beach Pier. The homes are almost all built in the 1960’s with a handful of homes that were built in the 1970’s, 1980’s, and early 2000’s. The average size home is in the 1400SqFt to 1600SqFt home. There are a few smaller homes under 1000SqFt. There are a few that have been updated and have had a second story added and increasing the size to over 2000SqFt.

The lots are all considered dry lots without any water as a boundary (river, canal, or ocean). They are almost all 75’ wide lots that are either 120’ or 100’ deep lots. There are over 130 homesites in Harbor Heights with less than 5 that are vacant/not built on.
What I like about Harbor Heights is that the community does not have through streets. You have one road in and a couple roads inside the subdivision. (Harbor Heights, Seashell Lane, Coral Dr, and Harbor Dr.) The east end of the community has a nice beach access point that doesn’t get terribly crowded. They do share the beach with neighboring Ocean Woods who has a gate at the east end of their community and a path that will take you to one of the two beach crossovers. I like to take this path when riding my bike along Ridgewood and then up through the Harbor Heights community.

Since you are at the north end of town, it is really easy to get to Merritt Island, the Space Center, or somewhere on the Mainland. MCO is about 40 minutes away.
Another item worth mentioning are the peacocks that live in the area. It is not uncommon when driving through this neighborhood to see a couple of the peafowls roaming or hanging out in one of the yards. This could definitely be an instagram moment if you are not used to seeing them and might get a little old if you live here and have to deal with these large birds often.

If you are looking to find a house in this community, you will need to have patience. They average 5-6 sales in this community every year (about a 5% turnover). Between January 2020 and mid September 2021, our MLS shows 7 sales. They ranged in price between $330K-$535K with a sales per SqFt averaging $279SqFt.
