55 plus communities in Brevard County Florida
It’s no secret that a lot of retirees head to Florida either to live full-time or during the winter months. It only makes sense that they are considering a move into a 55+ or adult community to live in. In this article, I will introduce you to where these communities are located, price points to expect, and the best selling areas to consider.

In 2021, we had over 600 properties sold through our MLS that were in a 55+ community that ranged in price from $20K to $570,000.
250 Mobile home/manufactured homes $20K to $325K
232 single family homes $160K to $570K
68 condos $56K to $300K
53 townhomes/half duplexes $$210K to $365K
9 co-ops $58K to $164K
Looking at the map, you can see the sales stretched the county from Titusville south to Micco & Barefoot Bay. There are also a few beachside options in Cape Canaveral, Indian Harbour Beach, Indialantic & Melbourne Beach. The best selling area with the most options is in the 32940 and the Viera area with a third of the sales happening there. Indian River Colony Club

The Indian River Colony Club (also referred to as IRCC) isn’t officially a Viera community but is in the 32940 zip code and borders Murrell Rd and Viera Blvd (it’s a big community) This is a 55+ country club community that was originally set up to be a military retirement community that is open for anyone 55+ to live here. There are over 700 homesites and they have 16 different single-family home floor plans ranging from 1000 SqFt to over 3000 Sq Ft. There is an 18 hole golf course. Heated pool, tennis courts, fitness center, and the Country Club that has a restaurant & bar. They have a full calendar for the residents in the IRCC. Since this is a Country Club community, there is a buy-in to live here. There is also a monthly fee to live in IRCC that depends on the floor plan/size of the home. Besides covering what you would expect (yard maintenance, common area maintenance, etc) they also replace the appliances, roof, and exterior paint. Let me know if you would like updated information on the monthly commitment and buy-in. Indian River Colony Club had 54 sales in 2021 ranging in price from $160K to $565K.

Grand Isle
The Grand Isle 55+ community is located right next to the IRCC in East Viera. This gated community was built by Lennar homes & Burgoon Berger in the early 2000s and has over 300 single-family home sites. Homes range in size from 1400 SqFt to over 3000 SqFt that offers garden views, preserve views or water views. Grand Isles has sidewalks & paths throughout the community for your daily walks & exercise. There is a full calendar of events and things to do at their clubhouse too. Grand Isles has tennis courts, shuffleboard courts, and a bocce pit near the clubhouse and community pool. The location is ideal, offering easy access to US1, I-95, groceries, restaurants & shops too. Grand Isles monthly fee depends on the size of your home and is located in the East Viera CDD which is part of the property taxes. https://vieraeastcdd.com/ Grand Isle had 22 sales in 2021 ranging in price from $295K to $570K.

Heritage Isle
Heritage Isle is located in West Viera off Wickham Road. This gated 55+ community is massive and offers just about any floor plan you are looking for. Big houses, small houses, half-duplex, townhomes, or condos are available in Heritage Isle. Heritage Isle offers a lot of amenities for its residents too. The massive clubhouse has workout facilities, pool tables, and a plethora of things to do with its monthly calendar of events. They offer one of the largest pools in Brevard County. There are tennis courts, pickleball courts, shuffleboard courts, and bocce ball.



Sidewalks and paths throughout the community are great for a walk. Besides the main gatehouse entrance on Wickham, there is a gated entry on the north side of the community for residents. The fees to live in Heritage Isle depend on the floorplan and type of property. All of the property has a CDD with the property tax bill. https://www.heritageisleatvieracdd.org/
Heritage Isle had 97 sales in 2021 ranging from $210K to $495K

Bridgewater
Bridgewater is the newest 55+ community in the area and is being built by Lennar homes. Located in west Viera near the Pineda Causeway extension. This 55+ community has the amenities you are expecting in an active adult community…huge beautiful pool, tennis courts, pickleball courts, and an expansive clubhouse that offers a lot of activities.

The community started in 2018 and offers villa and grand villa style single-family homes and “twin houses” aka half-duplex homes. When completed, there will be over 800 homesites in the community. Construction is still happening at Bridgewater and they will be building new homes for the next few years. Currently, they are releasing 4 to 8 home sites per month and are asking for the highest and best prices on the homesites being offered. Please let me know if you would like more information on the process of purchasing a new home in Bridgewater. The monthly fee in Bridgewater depends on the floor plan. Bridgewater had 47 sales in 2021 per our MLS that ranged in price from $275K-$520K

Del Webb
Del Webb recently announced they will be clearing land and offering single-family homes in West Viera. This is the 55+ community offered by Pulte Homes. Del Webb will have the features you expect in a 55+ community…a large amenity center (aka clubhouse), resort-style pool, community garden, sports courts, and workout facilities. The price range and floor plans offered are still to be determined…If you would like more information on this community, please let me know!
