Melbourne Florida Living in the 32901

Planning a move to Florida and Melbourne keeps popping up on the radar? Since Melbourne is Brevard County’s 2nd largest city and is divided into 5 zip codes; I thought it would be easier to break down each area on its own. This post is all about the 32901 zip code.

The 32901 is the southeast section of Melbourne Florida. The Melbourne airport is the northern border. The west boundary is Dairy Road. The east is the Indian River (kinda). The southern boundary is the city of Palm Bay.

You can find all the housing options in the 32901…houses, condos, townhomes/half duplex, manufactured homes, and apartments. It is mostly single-family homes. Most of the houses would be on dry lots. There are a handful of homes that are on the Crane Creek Reserve golf course. There are some homes that are on the Indian River or Crane Creek that leads to the Indian River. The homes on Riverview Road are some of the oldest in Brevard County (late 1800s to early 1900s). There are over 6200 single-family homes in the 32901 area of Melbourne. Even though there’s new construction happening now, and there are hundreds of homes built since 2010; most were built in the 1970s or earlier.

I would consider the lot sizes to be smaller city-size lots versus the larger lots you would see in the 32934 area of Melbourne. There are some 1+ acre size lots but most are ¼ acre or less.

The condos in the 32901 are either on the water near Front Street & 192/historic downtown Melbourne, or they are in the southern section between Florida Ave, Palm Bay Rd, Dairy, & Babcock.

What I like about this section of Melbourne is the accessibility to Historic Downtown Melbourne, ease of getting to the beach, and how close you are to Melbourne Airport & aerospace/tech hub in this part of Brevard County.

You have several great parks in the 32901: Crane Creek Promenade with the manatee viewing area (I have yet to see a manatee here BUT I have seen lots of other wildlife), Kiwanis Park at Geiger Point, Riverview Park, Wells Park, and Fee Park that has a swimming pool & playground. I recommend taking a stroll through the Botanical Gardens on the F.I.T. campus.

Schools for the 32901. Depending on where you are, here are the schools available:

Elementary: University Park, Meadowlane, Palm Bay Elementary, & Harbor City
Middle School: Hoover or Stone
High School: Melbourne or Palm Bay
The Florida Institute of Technology is located in the 32901.

How’s the neighborhood/area??? That is a question that I hear all the time and it’s a question I cannot answer directly. First, I believe this is 100% a personal preference and we all have different tolerance levels. Areas I feel safe or that it’s a nice area, you might not be comfortable in…Vice versa too…areas you love, I might be locking my doors…Always do your recon and research to see what you think of an area. Call the local police department or sheriffs office and ask them. There are also plenty of resources online to see what is being said. Here are 2 different sites with info on the 32901.

Hospitals & Doctors

Melbourne has several hospitals that are all fairly close to the 32901 area. Holmes Hospital is located just north of Hibiscus Blvd between Babcock & US1. Melbourne Regional is on Wickham just north of Ellis Rd. You have Health First in Viera. There is the Osler Medical facility on the Crane Creek just south of 192. There are doctor offices and Emergency care/Walk-in Clinics throughout this section of Melbourne.

Work & Drive Time

If you are working in the aerospace/tech hub in and around Melbourne, the 32901 is an easy communte to the Melbourne airport area (Embraer, Northrop Grumman, GE, Raytheon, etc) and the numerous locations that L3Harris has in this area & North Palm Bay.

If you are stationed at Patrick Space Force Base, you would be 20 minutes away from the south gate.

If you are working at Port Canaveral or stationed at the Cape Canaveral Space Force Station, plan on a 30 +/- minute drive.

The Space Center would be 45 minutes to an hour (depending on traffic)
