Planning a move to Florida and Melbourne keeps popping up on the radar? Since Melbourne is Brevard County’s 2nd largest city and is divided into 5 zip codes; I thought it would be easier to break down each area on its own. This post is all about the 32935 zip code.
Located in the center of Melbourne you have 2 zip codes…32934 & 32935…they share Wickham Road as the boundary separating the two. 32934 is the west side and 32935 is the east side. The eastern boundary of 32935 is the Indian River. The southern boundary is the north side of the Melbourne Airport and the Northern boundary is the Pebble Creek community on Wickham and the Honeybrook Plantation on US1.

If you are looking to live in the 32935, single-family homes make up most of the options. There are also condos, townhomes, half duplexes, manufactured homes, and several apartment complexes. You also have an area that offers multi-family properties (duplex to 4plex near the Eau Gallie Causeway) The choices can be on the Indian River, on the Eau Gallie River, lakes/ponds, and dry lots.
Condos-Most of the condos that are available was built from the mid-1960s to the mid-1980s and are located between Wickham Rd and US1. There are several around the Mallards Landing golf course on Lake Washington. The newer condos have been built on or near the river (River Palms in 2003 and Pineapple House in 2007) Currently the 3995 River condos that are being built on the river and is anticipated to be completed end of 2023 (maybe beginning of 2024)
Single Family homes-The biggest selection of places to live would be a single-family home. The 32935 has over 12,000 homes ranging from the late 1800s to new construction. Most of the homes in this section of Melbourne were built in the 1950s and 1960s or in the 1980s and 1990s. The median year built of a home in the 32935 is in the 1960s.

Lot sizes in this section of Melbourne are more likely to be under ⅓ of an acre (really under ¼ acre) but there are some 1+ acre lots in the 32935.
Just like any section of Melbourne, you have some communities with a homeowners association and some without. This link will take you to what is currently available for sale https://www.ericlarkin.com/melbourne-32935
This section of Melbourne is a little more dense than the 32934. Homes are on smaller lots. A lot of the subdivisions have sidewalks. The homes built in the 1950s and 60s were not designed with the greenspace in the communities like the areas that were built in the 1990s and 2000s. Besides Wickham Park & Ballard Park, you do have smaller community parks on Sarno, Stewart, and Croton.

What I like most about the 32935 is the Eau Gallie Arts District. This is one of the two downtown areas that Melbourne has to offer and is a very cool area just to stroll, people-watch, explore for murals, and to grab a bite to eat or something to drink.
Another thing I like about the 32935 is the crossroads that are available. Traffic on Wickham and US 1 can get a little thick from time to time. There are several roads that connect east/west traffic to help navigate during rush hour (Parkway, Post, Aurora, Sarno, or Eau Gallie) You also have Stewart and Croton to help get North/South and stay off of either Wickham or US 1 a little longer. If you don’t want to go to the grocery stores in Wickham, there are convenience stores along the other crossroads or thoroughfares.

Be aware that there are some commercial/industrial areas in the 32935. You should expect to see this along the larger thoroughfares (Wickham, US1, & Eau Gallie). There are some east of Croton along Aurora Road, close to US1 on Lake Washington & Sarno, and along Apollo Blvd.
Schools for the 32935 depend upon where you live. Here’s what is available
Elementary: Harbor City, Croton, Sabal, Creel, Roy Allen, or Sherwood
Middle School: Hoover, Johnson, Centra, or DeLaura
High School: Melbourne, Eau Gallie, or Satellite High

Eastern Florida State College
I would always confirm the school districts because they change often. A site I have used to verify the schools:
How’s the neighborhood/area??? That is a question that I hear all the time and it’s a question I cannot answer directly. First, I believe this is 100% a personal preference and we all have different tolerance levels. Areas I feel safe or that it’s a nice area, you might not be comfortable in…Vice versa too…areas you love, I might be locking my doors…Always do your recon and research to see what you think of an area. Call the local police department or sheriffs office and ask them. There are also plenty of resources online to see what is being said. Here are 2 different sites with info on the 32935

Hospitals & Doctors
Melbourne has several hospitals that are all fairly close to the 32935 area. Melbourne Regional is on Wickham just north of Ellis Rd. You have Holmes Hospital further east towards the Indian River. You have Health First in Viera. There are doctor offices up and down Wickham and Emergency care/Walk in Clinics throughout Melbourne.

Work drive time
If you are stationed at Patrick Space Force Base, you have an easy drive! Just head north to the Pineda Causeway and then east to the South Patrick Drive exit for the south gate
If you are working at or near the Melbourne Airport, you have an easy drive! This includes L3Harris, Northrop Grumman, and Raytheon.
The Space Center would probably be an hour’s drive (+/-)
Port Canaveral is 35 to 40 minutes depending on where in Melbourne you live and the traffic.
