Planning a move to Florida and Melbourne keeps popping up on the radar? Since Melbourne is divided into 5 zips, I thought it would be easier to break down each zip on its own. This post is all about the 32940.
Located at the north end of Melbourne, the 32940 is just outside the city limits of Melbourne and is one of the most active selling zip codes in Brevard county. I like to break down the 32940 into sections. West Viera, Viera East, Baytree, Suntree, and Pineda. Most of these areas are in a homeowners association…SO, if you are not interested in living in an HOA, there is no need to look for a home in the 32940.
You have single-family homes, condos, townhomes, half duplexes, and apartments to choose from. Most of the properties sold in this area are single-family homes & which will be the focus of this post. You can have dry lots, lots overlooking preserve areas, or green space. You can live on a golf course. You can live on a lake or pond. There are a handful of homes on the Indian River. There are five 55+ communities in the 32940 (Indian River Colony Club, Grand Isles, Heritage Isles, Bridgewater, and Del Webb).

There are over 15,000 single-family homes in the 32940 with a lot more being built today & years to come. Most of the homes have been built between 2000 and today. Most of the new construction is happening in West Viera. This includes (but is not limited to) the Del Webb 55+ community that should have their first homes completed in 2023 and Pangea being built by the Viera company that is being built on the south side of the Pineda Causeway.
West Viera is where most of the sales are happening in the 32940. A very high-demand area that has a lot of resales and most of the new construction is happening here too. Wickham Lakes was the first community west of 95 that started in the late 1990’s. There is also a robust commercial area in West Viera. Costco was just opened by the Pineda Extension. You have Super Walmart & Target on Wickham. You have all the restaurants and shops at the Avenues. Also at the Avenues are a selection of new car dealerships.

Viera East
Viera East started in the late 80’s/early 90’s. Most of the homes in Viera East are along the Murrel Road corridor. This started the Duda vision of what Viera will be all about. Homes and communities with plenty of green space that has paths and trails connecting everything. Besides the commercial property along Wickham Rd, you have some commercial space near the Viera Blvd and Murrell Rd intersection.

Suntree
Suntree is where the development began in the 32940 in the late 1970’s and is pretty close to being built out and is a masterplan community. Everyone is part of the Suntree Masters HOA and there are sub-associations throughout Suntree too. Suntree offers trails and sidewalks throughout with greenspace as part of the development. Suntree is home to the Suntree Country Club which features a 36 hole course.

Baytree is an exclusive golfing community built around the Baytree National Golf course designed by Gary Player. Homes range from 1600 SqFt to over 6000 SqFt and were built between 1994 and 2011. Not all the lots have been built out. Since the golf course and clubhouse is open to the public, there is an opportunity to drive through and see this beautiful community.

The remaining section of the 32940 would be near the Pineda Causeway, where there are several large HOA communities. Also off Viera Blvd are Capron Trace and the Springs of Suntree (that isn’t in Suntree)

What I like about the 32940 are all the greenspace, parks, sidewalks, and trails throughout the communities. It’s great to drive through the area and see people outside and getting around & playing in the parks. I like the selection of restaurants & shops. If you are a golfer; you have several great courses to choose from. I am a huge fan of the Brevard Zoo and Linear park. I really like all the wildlife you can see when visiting the Viera Wetlands.
Schools for the 32940 depend upon where you live. Here is what’s currently available:
Elementary: Viera, Quest, Suntree, Manatee, Sherwood, Longleaf, and Creel
Middle School: Kennedy, DeLaura, and Johnson (rumor has it that Viera is working on a middle school!)
High School: Viera or Satellite Beach



I would always confirm the school districts because they change often. A site I have used to verify the schools:
How’s the neighborhood??? How’s the neighborhood/area??? That is a question that I hear all the time and it’s a question I cannot answer directly. First, I believe this is 100% a personal preference and we all have different tolerance levels. Areas I feel safe or that it’s a nice area, you might not be comfortable in…Vice versa too…areas you love, I might be locking my doors…Always do your recon and research to see what you think of an area. Call the local police department or sheriffs office and ask them. There are also plenty of resources online to see what is being said. Here are 2 different sites with info on the 32940.

Hospitals & Doctors
Melbourne has several hospitals that are in the 32940. Health First of Viera is located just west of the traffic circle. The VA hospital is located off Stadium Parkway. 2 other hospitals in the Melbourne area are Melbourne Regional is on Wickham just north of Ellis Rd. You have Holmes Hospital further east towards the Indian River. There are doctor offices up and down Wickham and Emergency care/Walk in Clinics throughout Melbourne.
Work drive time
Viera has 3 of the 6 exits on I95 to help you get around Brevard County and the State. This will make getting to work at the tech/aerospace companies near the Melbourne Airport and North Palm Bay easier to get to. I would probably use I95 for a quicker commute to the Space Center, Cape Canaveral Space Force Station, & Port Canaveral. If you are stationed at Patrick Space Force Base, simply take the Pineda Causeway/404 East to the south gate.
