Discover Indian Harbour Beach Florida

Do you love the idea of living near the beach and cannot decide which Brevard County beach town is right for you? This post is all about Indian Harbour Beach.

Indian Harbour Beach is located in the 32937 and shares this zip code with the neighbouring city to the north Satellite Beach. Driving down either A1A or Sout Patrick Drive, you might not notice a difference between the two cities. There isn’t a definitive boundary like a major roadway, waterway, or park separating the two cities. You just have to be aware of the signs. The east and west boundaries are easy to spot with the ocean and the river.

If you are looking for a small beach town to call home, Brevard County has some of the smallest in the state. Indian Harbour Beach is 5th in size (2.668 SqMiles) and is 4th in population (8,976) compared to the 6 other beach cities/towns in Brevard County.

If schools are important to you, here are the schools for Indian Harbour Beach:

Elementary schools-Ocean Breeze, Surfside, or Indialantic

Middle schools-DeLaura or Hoover

High Schools-Satellite Beach or Melbourne High

Property taxes for the city of Indian Harbour Beach depends on where you are living in the city. Even though there are 4 different codes per the Brevard County Property Website, they are all really close. The millage rates are between 15.4588 – 15.5361 https://www.bcpao.us/TaxRoll.aspx?t=3.1

Indian Harbour Beach has some great parks! Starting with the Indian Harbour Beach Recreation Center and Gleason Park. You have a heated competition-size swimming pool – open seven days a week year-round, shuffleboard courts, two playgrounds, a walking/exercise trail and picnic facilities. Gleason Park also has walking trails around the lake and through the park. There is the Algonquin Sports Complex which has baseball, softball, and soccer fields. Oars & Paddles is a great place to launch your kayak, paddleboard or canoe to explore the banana river, grand canal, or venture towards Dragon Point.

Indian Harbour Beach Parks

Beach-side, Indian Harbour Beach has several great parks for beach access too. Bicentennial Beach Park, Millennium Beach Park, and Irene Canova Park offer pavilions, bathrooms, and beach parking. Canova Beach Park, which is a county park, also has a dog-friendly section of beach for your fur babies to enjoy some fun in the sun. 

You can also access the beaches from several public beach crossovers. The con to these locations is parking. They are walk-up only with no parking.

Hurricanes and Flood Zones. Since you are on a barrier island, you are located in a mandatory evacuation area. If a hurricane is heading towards Florida, there is a chance that Brevard County and the Governor could call for an evacuation. Will they force you to evacuate? No. Just be aware IF you decide to stay and something happens; fire & rescue, the police, etc will not come to your rescue until the storm has passed &/or it is safe for them to do so.

Most of Indian Harbour Beach is considered Flood ZoneX which means flood insurance is not required. If you live East of A1A or on/near the river, you could be in a flood zone & flood insurance will be required if you have a mortgage on your property. Homeowners insurance is higher in Indian Harbour Beach compared to living on the mainland. The closer you are to the ocean, the higher your rates could be. A lot of the homes in Indian Harbour Beach are also over 30 years old and it costs more to insure an older home compared to a newer home. Besides getting a home inspection, you will also need to have a wind mitigation report and 4 point inspection done on the home. The wind mit could help lower the cost of your insurance and the 4 point will be required for coverage. Just know that insurance anywhere in Florida has gotten expensive in 2021/2022 and this trend is continuing in 2023. Besides the hurricane claims from recent hurricanes, there have been a lot of insurance claims from hail damage. These higher claims have forced a lot of insurance providers out of the state of Florida and have caused rates to go up for everyone. Expect to pay at least $5,000 for coverage on a home in Indian Harbour Beach (or anywhere on the A1A corridor)

Indian Harbour Beach Real Estate

In the last 12 months, only 212 properties sold in Indian Harbour Beach according to the Space Coast MLS. Usually, the sales favour either condos or single-family homes…Indian Harbour Beach has an even blend of sales that were either single-family homes, condos, or townhomes.

Townhomes & ½ duplex- 75 sales ranging in price from $374K to $1.280M that was built from the 1960’s to 2020. The property was located direct ocean, on a canal leading to the Banana River, or dry lots. Some were in homeowner associations and others were not.

Single-family homes-there were 72 sales ranging in price from $335K to $2.845M that were built between 1950’s to new construction. They were oceanfront, canal front, river front & dry lots. Most of the homes do not have homeowners associations. 

Condos-there were 62 sales ranging in price from $130K to $1.550M that were built between 1960’s and 2012. These were oceanfront or dry lot condos.

If you are looking for a great beach community that has a lot to offer, definitely look into Indian Harbour Beach.  Do your recon and drive through some of the communities, down A1A, and S Patrick Drive. Explore the parks. If you have a pup, take them to the beach at Canova Park. Since Indian Harbour Beach is near the Eau Gallie Causeway, you have an easy drive over the Indian River to enjoy the Eau Gallie Art District. The Eau Gallie Causeway is also connected to I-95 in case you have a need to head towards either Jacksonville or Miami.
