Living in Viera, Florida: Is It Right for You in 2026?

If you’re researching places to live on Florida’s Space Coast, there’s a good chance one community keeps showing up over and over again: Viera.

So what makes Viera so popular? And more importantly, is it actually the right place for you?

Let’s break down what you need to know about living in Viera, including the neighborhoods, housing options, lifestyle, schools, costs, commute times, and a few things you’ll want to know before deciding if Viera belongs on your list.

3 Reasons Viera Might NOT Be for You

Before we get into everything Viera offers, let me save some of you a little time.

There are three things about Viera that can be automatic deal breakers. If any of these are non-negotiable for you, Viera probably isn’t going to be a good fit.

1. You Don’t Want an HOA

Viera is essentially one large master-planned community. Every home, condo, and townhome belongs to the Viera Master Association and, in most cases, a separate neighborhood HOA as well.

If you’ve already decided you never want to live in an HOA, you can probably cross Viera off your list.

2. You Want a Large Lot

If you’re dreaming of an acre or more with plenty of room between you and your neighbors, Viera probably isn’t the place you’re looking for.

While there are a handful of larger estate properties, the vast majority of homes sit on lots under a quarter acre. If you do want an acre or more, expect those properties to come at a premium, typically well over $1 million.

3. You Want Waterfront Boating

Viera has plenty of lakes and ponds, but if your idea of waterfront living is stepping out your back door, hopping on your boat, and cruising the Indian River or Banana River, you won’t find that here.

There are no canal-front neighborhoods or riverfront boating communities in Viera.

If none of those are deal breakers, there’s a good chance Viera is still very much in the running.

Where Is Viera, Florida?

Viera is centrally located in Brevard County, making it one of the more convenient places to live on Florida’s Space Coast.

East Viera, which is east of Interstate 95 and where development began, stretches roughly from Wickham Road to nearly Barnes Boulevard along the Murrell Road corridor.

West Viera extends west of Interstate 95 from around the Fiske Boulevard interchange south to the Pineda Causeway. Development here began in the 1990s with neighborhoods like Wickham Lakes, and today this is where you’ll find most of Viera’s new homes, shopping, restaurants, and future growth.

Even though the area identifies as “Viera,” you’re actually living in unincorporated Brevard County rather than an incorporated city.

If you live north of Viera Boulevard, you’ll generally have a Rockledge mailing address and 32955 ZIP code. South of Viera Boulevard, you’ll typically have a Melbourne mailing address and 32940 ZIP code.

Viera’s location is one of its biggest advantages.

Whether you work at Kennedy Space Center, Cape Canaveral Space Force Station, Patrick Space Force Base, Melbourne Orlando International Airport, L3Harris, Northrop Grumman, Health First, or even Orlando a few days a week, Viera offers a reasonable commute.

You’re also only about 20 to 30 minutes from Cocoa Beach, Port Canaveral, and much of Brevard County’s coastline.

You never really feel like you’re on the edge of the county. Whether you’re heading to the beach, downtown Melbourne, Titusville, or Orlando, you’re starting from a central location that makes getting around Brevard County pretty easy.

What Is It Like Living in Viera?

Viera was designed around convenience and an active lifestyle.

There are sidewalks and paths throughout the community, along with parks, playgrounds, green spaces, and dog parks.

Commercial areas were also planned relatively close to the residential communities. That means grocery stores, shopping, restaurants, medical offices, and hospitals are generally nearby.

Golf Carts, Recreation and Everyday Life

Golf carts are a big part of everyday life in Viera. The sidewalks along many of the main thoroughfares are wider, and seeing golf carts parked outside Publix or lined up at Viera High School is completely normal.

Community amenities are designed to encourage an active lifestyle, with tennis and pickleball courts, basketball courts, swimming pools, parks, and other recreational facilities throughout the area.

For everyday shopping, Viera has multiple Publix locations along with Whole Foods, Trader Joe’s, and Costco.

The Avenue Viera provides additional shopping, dining, and entertainment. Most of your day-to-day errands can be handled without driving all over Brevard County.

And Viera continues to grow.

Dave & Buster’s recently broke ground, and Topgolf is also coming to the area.

One project I’m personally looking forward to is Lakeside Social Viera, a waterfront destination near The Avenue that is expected to feature food trucks, an amphitheater, and live music. It is scheduled to open later in 2026.

If you enjoy golf, you also have Duran Golf Club, Viera East Golf Club, and several other courses within about a 10-minute drive.

Schools in Viera

If you have kids, schools are probably going to be one of the biggest factors when deciding where to live.

Viera is known for having some of the higher-rated public schools in Brevard County. Sites such as SchoolDigger and GreatSchools consistently rank many of Viera’s schools among the stronger performers in the area.

One important thing to remember is that school attendance boundaries can change.

If you’re considering a particular home because you want your child to attend a specific school, always verify the current school assignment before making an offer. Don’t rely solely on an old listing or third-party real estate website.

Viera Neighborhoods and Housing Options

Although Viera offers condos, townhomes, and apartments, single-family homes dominate the area.

One of the advantages of Viera is that you aren’t limited to brand-new construction. The age and style of homes vary considerably depending on where you look.

East Viera

East Viera is where it all started.

Construction began in the 1980s along Murrell Road near Wickham Road. Communities such as Hammock Lakes, Crane Creek, Fawn Ridge, and Six Mile Creek include homes primarily from the 1980s and 1990s.

As you travel north along Murrell Road, the homes generally become newer.

Bay Hill, Cross Creek, Herons Landing, Wingate, and the homes surrounding the Viera East Golf Course were primarily developed during the 1990s and early 2000s.

West Viera

West Viera is where most of the new construction is happening today.

Farallon Fields, Laurasia, Reeling Park, Aripeka, and Del Webb are among the newer communities.

You’ll also find established neighborhoods from the late 1990s and early 2000s, including Wickham Lakes, Sonoma, Indigo Crossing, and Capron Trace.

Other communities, including Strom Park, Trasona, Kerrington, and Stonecrest, have been developed within roughly the past decade.

55+ Communities in Viera

If a 55+ community makes sense for you, Viera has several options.

Del Webb Viera offers new construction, with its clubhouse and pool opening in 2026.

Bridgewater at Viera was completed in 2023.

Heritage Isle offers one of the largest selections of housing types, including condos, townhomes, half-duplexes, and single-family homes.

Grand Isle is located in East Viera and also offers a variety of home options.

Then there’s Indian River Colony Club. It’s technically outside Viera but located just off Murrell Road. The community was originally developed for retired military personnel but also allows non-military retirees and offers a country club-style retirement community.

How Much Do Homes Cost in Viera?

This master-planned community offers a wide range of housing choices and price points depending on the area you’re considering.

These numbers also show why simply asking, “What does a house cost in Viera?” doesn’t have a simple answer.

Where you look, the age of the home, community, amenities, lot size, and whether you’re considering new construction can make a significant difference.

HOA Fees, CDDs and Property Taxes

Because Viera is a master-planned community, you should expect HOA fees.

You may even have multiple HOA fees, including the Viera master association and a neighborhood sub-association.

Those fees help pay for community amenities and upkeep, along with maintaining common areas, parks, landscaping, and green spaces.

Depending on the community, HOA fees may be collected monthly, quarterly, semiannually, or annually.

What Is a CDD?

Some Viera communities also have a Community Development District, or CDD.

A CDD is a long-term bond used to help pay for infrastructure within a community. If a property has a CDD, it should be disclosed in the MLS information or by the builder.

The CDD will appear on the property tax bill as a non-ad valorem assessment.

Some Viera communities have CDDs and others do not, so this is something you’ll want to verify when comparing homes.

Property Taxes in Viera

Viera is located in unincorporated Brevard County, outside the city limits of Melbourne and Rockledge.

As a result, property taxes can be lower than those on a comparable home located within the incorporated city limits of Melbourne or Rockledge.

Commute Times From Viera

That central Brevard County location can make Viera appealing to people working throughout the Space Coast.

Typical drive times are approximately:

  • Kennedy Space Center, Cape Canaveral Space Force Station and Port Canaveral: 30 to 40 minutes
  • Patrick Space Force Base: about 20 minutes
  • Melbourne airport and north Palm Bay employment areas: 20 to 30 minutes
  • Brevard County beaches: less than 30 minutes
  • Orlando attractions and Disney: about an hour

Major employers around Melbourne and north Palm Bay include L3Harris, Northrop Grumman, Embraer, Dassault Falcon, and numerous aerospace, technology, and government contractors.

Actual drive times, of course, will depend on your starting point, destination, time of day, and traffic.

Is Viera, Florida Right for You?

At the end of the day, Viera isn’t the right fit for everyone, and that’s okay.

If you want acreage, direct boating access, or absolutely don’t want to live in an HOA, there are other areas of the Space Coast that will probably make more sense.

But if you’re looking for a newer master-planned community with plenty of amenities, highly rated schools, a convenient central location, multiple housing options, and an active lifestyle, it’s easy to understand why so many people choose to call Viera home.

Hopefully, this information helps you decide whether Viera belongs on your list as you continue researching your move to Florida’s Space Coast.
