The 2026 Housing Market has been revealing some interesting trends. Some of these trends are starting to resemble the housing market from 2016 to 2019. Slow January & February, then the spring market kicks in…fairly strong summer…Average sales throughout the year very similar to the previous year. Exactly what we have been seeing the last couple of years.
We have a nice pop in sales June and July 2026. They have been our strongest summer months we have seen since 2021. While our sales have been declining since things peaked in 2021…2024 & 2025 were almost even…2026 is right line with the last 2 years. Another couple strong months the 3rd or 4th quarter could change this trend.


Our active inventory has been declining since it peaked in 2025. While it is still higher than where we were at in 2018 & 2019…it still similar since we have not had any major swings since the beginning of year. I am happy to see the inventory stabilze.
If you are interested in Buying, you have a pretty good selection of property to choose from.
If you are interested in Selling a property, you have some competition. Price and condition of your property matter.
What kind of market are we in? You probably have heard me and other real estate agents you know refer to Buyers Markets, Sellers Markets, or Balanced Market. We have been at or below a 4 months supply of property for sale since March. 4 months or less is a Sellers market on paper. I wouldn’t really dwell on this to much.


July, our average days on market was 63 days…2 months to sell a property. While that is a while, its less than the average of 72 days for 2026. Which was also the average for 2025.
A fun stat to point out, while the average days on market is over 2 months…20% of our July sales happened in 7 days or less. Another reason why price and condition are important if you are selling. Its also a good reminder for a Buyer, you can’t drag your feet.
Something important to note, multiple offers are happening. Not every property like we had during the crazy pandemic…just be ready for it.
Buyer’s asking for concessions with their offers are receiving them. 33% of the closings had a Seller to Buyer concession that averaged $8,604.


Prices have been interesting. The average sales price trends are pretty similar this year compared to last year. Same with the median sales price. Very similar to last year. Surprisingly, higher than 2022 and 2023.
For those of you looking for a major market correction…it should have happened after the interest rates jumped over 6% September 2022 and peaked at 7.79% August 2023. This slowed the market and built our inventory back up. That’s about it.
We are seeing a rise in the distressed market. Banked owned properties, foreclosures, and short sales are coming back. Currently we have over 130 distressed properties in our MLS. While this is unfortunate to see, its less than 4% of our current inventory. The distressed closings did double in July…there were 30 compared to 16 in June. This is less than 3% of our sales.

Cocoa Beach & Cape Canaveral
Our condo market beachside continues to surprise me. The active inventory is mirroring what we have been seeing for the entire county, continuing to lower and level off. We ended July with 247 condos available for sale…the same as July 2024. Sales are also pretty strong. 51 sales for July have given us multiple months this year with at least 50 closings in a month. This hasn’t happened since 2023. While we started the year with over a 14 month supply of condos available in Cocoa Beach/Cape Canaveral, we are now under a 5 month supply.



Overall condo prices beachside certainly aren’t cheap. There are more condos selling under $200K and we are even seeing the occasional sale under $100k. Even though the average price and the median condo prices haven’t really come down…Sellers are negotiating to get their condos sold.

Other stats I am seeing. The 32940 continues to be the dominant zip code for sales. Capron Ridge, Trasona, and Heritage Isle have a 3 way tie for best selling community in the Viera area.
I just mentioned types of markets we are seeing…Viera currently has a 2.1-month supply of homes available, which is another reason the 32940 is leading Brevard County in sales.



I don’t talk much about the luxury market. We had 42 properties in our MLS sell for over $1M. July brought the highest priced sale we have seen since 2018 (which was the most expensive residential sale in Brevard)…$7.250M…Melbourne Beach… oceanfront…over 6,400 sq ft…and it was a cash transaction.
As you can see…even though our overall market is a little slower today than 5 years ago…its still hitting on all cylinders across every price point. I hope this information helped answer questions our market. If you have other questions, just know I am here to help.
