You are planning a move and Port St John keeps popping up on the radar…This post is all about the section of Cocoa known as Port St John…
Port St John Florida is at the north end of unincorporated Cocoa Florida in the 32927 zip code.. Boundaries to the East is the Indian River. The northern boundary is the Kings Highway. West is just over I95 and Port St John Parkway & the Camp Road area. Wikipedia describes Port St Johan as a “census-designated place” between Titusville and Cocoa

Port St John’s population was near 24,000 in 2020
I would describe this part of Brevard County as mostly residential that’s a little rural, maybe even country. Not that there are homes on large lots, but most of the lots are near 0.25 acres. It’s because of the lifestyle I see driving through Port St John. It is not uncommon to see quad runners along the roads or in empty lots. It’s not uncommon to see airboats or bass boats in a driveway or alongside the home. I also see a lot of RVs in the driveways too. I see nothing wrong with any of the above, I am only pointing out that it appears to me there’s more of this in Port St John than in other sections of Brevard County.
Even though this area is almost entirely residential, there are some commercial areas of Port St John, but most of the PSJ area is residential and most of the residential are single family homes. The commercial property is closer to & along US1, Fay Blvd, Curtis Blvd, and Grissom Parkway. This is where you will find the strip malls, shopping plazas, convenience stores, gas stations, and warehouse areas. There is a Publix and Winn Dixie in PSJ on US1.


Port St Johns doesn’t have a hospital, but Parish Medical Group does have a MedFast Urgent Care Walk-In Clinic near the 95 exit on Port Saint John Parkway. The closest hospital to the area would be either Parish Medical Center in Titusville or Rockledge Regional Medical Center in Rockledge.
If schools are important to you, here are the schools for the Port St John area.
Elementary: Atlantis, Challenger7, and Enterprise
Middle School & High School: Space Coast


Please remember to verify the schools to the particular address you are considering a move to. I also recommend taking a look at the ratings of the school for the most recent year. There are several sites online that can help you with this.
We are very fortunate to have great parks in Brevard County and the Port St John area does not disappoint. There is Robert Nicol Park on US1 and the Indian River that offers playgrounds, pavilions, and restrooms. Also nearby is the Port St John boat ramp. Fay Park features several baseball fields and tennis courts. West of 95 is Fay Lake Wilderness Park. Besides the pavilions & playgrounds, there are trails around Fay Lake and a dog park for your four-legged babies.

I like to remind everyone that good schools and great parks have to be paid for. We do this through our property taxes. Since Port St John is unincorporated Brevard…the millage rate for 2022 was 12.4551 for the Port St John area. You can see what the rates are here https://www.bcpao.us/TaxRoll.aspx?t=3.1
Port St John is a great place to call home if you are working at the Kennedy Space Center. You have easy access to the main gate by heading north to the 405 & crossing the Indian River on the NASA Causeway. You also have easy access to Cape Canaveral Space Force Station or Port Canaveral. If you work in Titusville, you can get there quickly. I have even helped a few people who worked in east Orlando that wanted to live semi-close to the beach find a home in Port St John.


I like to divide PSJ into 3 sections. East of the railroad Tracks. East of I95. West of I-95.
Most of the older homes are located East of the Railroad tracks. Even though there is a variety of sizes in this section, there are quite a few that are under 1000SqFt in size. Most of the homes East of the tracks are also on city water and sewer. By older homes, I mean 1960s & 1970s built.
West of 95. A lot of the homes were built in the 90’s and early 2000’s. You can find some homes built in the early 80’s. There are a few new construction homes west of I95 being built on scattered lots.
East of I95 is where most of the home sales happen in the Port St John area. There are some older homes closer to the railroad tracks. Most of the homes were built between the late 1980’s and early 2000’s. There’s a lot of new construction happening on scattered lots in this section of PSJ.
Most of the homes in Port St John will be on city water and septic systems. Most of the homes are not in an HOA. There are 4 HOA’s that I am aware of in Port St John. The Woods, Cypress Woods, Vista Pointe, and Hundred Acres. Cypress Woods and most of The Woods are city water/sewer. Hundred Acres they encourage the neighborhood to decorate their homes for Christmas. (If you do not move to Hundred Acres, its worth driving through around the holidays)



In 2022, there were 456 sales in the Port St John area according to our MLS system. There were a few condo sales with most of the sales being single family homes.
There were 35 condos sold in 2022. All of the condos were on the Indian River. They ranged in price from $220K to $320K. They were either 2 or 3 bedroom condos.
There were over 400 home sales in the Port St John area in 2022. Prices ranged from $130K to $970K with the median price at $305K. The year built ranged between 1946 and new construction. The size of homes ranged from 715 SqFt to 4,259 SqFt. Most of the homes were on dry lots. There were a few homes that were on lakes/ponds.
