If you’re considering a move to Florida’s Space Coast, there’s a good chance Merritt Island and Viera have both come up in your research.
They’re fairly close geographically, and both put you in a relatively central part of Brevard County. But when it comes to housing, commuting, neighborhoods, amenities and lifestyle, they offer two very different ways of living on the Space Coast.

First, Neither Merritt Island Nor Viera Is Technically a City
This surprises a lot of people who are researching the area.
Viera is a large master-planned community in unincorporated Brevard County. Merritt Island is a census-designated place, also located in unincorporated Brevard County.
The addresses can make things a little confusing too.
Merritt Island is split primarily between ZIP codes 32952 and 32953. Viera is primarily 32940 and 32955, although depending on where you live, your mailing address may say Melbourne or Rockledge.
But there’s a similarity between Merritt Island and Viera that’s much more important when deciding where to live: location.
Merritt Island vs. Viera: Location and Commutes
Brevard County stretches more than 70 miles from north to south. When I talk about being centrally located on the Space Coast, I generally mean the area between State Road 528 and the Pineda Causeway, or State Road 404.

Both Merritt Island and Viera fall within that general part of Brevard County, which means a large portion of the Space Coast can be within a reasonable drive.
But centrally located doesn’t necessarily mean equally convenient.
Kennedy Space Center and Cape Canaveral Space Force Station
If you’re relocating for a job at Kennedy Space Center or Cape Canaveral Space Force Station, Merritt Island generally has the advantage.
Depending on where you live, the commute can be approximately 20 to 30 minutes. From Viera, you’re more likely to be looking at approximately 45 minutes to an hour.


Melbourne and Aerospace Employers
If you’ll be working in the Melbourne area, whether that’s in aerospace, technology, with one of the government contractors or near Melbourne Orlando International Airport, Viera generally has the advantage.
From Viera, many of those destinations can be roughly 20 to 30 minutes away. From Merritt Island, the drive could be 30 to 45 minutes depending on exactly where you live and work.


Patrick Space Force Base
Patrick Space Force Base falls somewhere in between.
Viera will generally provide the shorter commute, although southern Merritt Island can also make Patrick a reasonable drive.
Both areas also have significant healthcare options. Viera already has Health First’s Viera Hospital, with another hospital planned by Orlando Health. Merritt Island is getting the new Health First Cape Canaveral Hospital, which is expected to open in 2027.
When it comes to location, there isn’t necessarily a winner. Where you’re going to work every day may be one of the biggest factors in deciding between Merritt Island and Viera.
Homes in Merritt Island and Viera Are Very Different
Your commute may help narrow down your search, but once you start looking at the actual homes and neighborhoods, Merritt Island and Viera couldn’t be much more different.
Living in Merritt Island
Merritt Island has a little bit of everything.
You’ll find established neighborhoods with homes dating back to the 1950s and 1960s, newer construction mixed in, canal and riverfront homes, non-waterfront neighborhoods and some larger properties in certain parts of the island.
There are also plenty of neighborhoods without an HOA.
Because of the older housing stock, however, conditions can vary considerably. You may find a completely renovated home not far from another property that still needs significant updating.
There are condos and townhome-style properties on Merritt Island, but single-family homes dominate the housing market.
Living in Viera
Viera is almost the opposite.
As a master-planned community, the neighborhoods tend to be newer and much more consistent in their design. HOAs are essentially part of the package, lot sizes tend to be more predictable, and many communities offer amenities such as pools, clubhouses, parks, playgrounds, tennis and pickleball.
There’s also more variety in housing types, including single-family homes, townhomes, condos, 55-plus communities and luxury homes.
One thing you won’t find in Viera is navigable waterfront.
There are plenty of lakes and ponds, and some homes have beautiful water views, but you’re not keeping a boat behind your house and heading out to the Indian River.
If you’re looking for an acre or more, your choices in Viera also become relatively limited and expensive.
Merritt Island vs. Viera Home Prices
There’s quite a bit of overlap in home prices between the two areas. The bigger difference is often what you’re getting for your money.
I looked at single-family home sales from August 2025 through July 2026.
The median sale price was:
Merritt Island: $530,000
Viera: $600,000
The median home size was:
Merritt Island: 2,040 square feet
Viera: 2,238 square feet


Lot sizes went in the opposite direction:
Merritt Island: 0.25 acre median
Viera: 0.20 acre median
But one of the biggest differences was the age of the homes.
The median year built was 1983 on Merritt Island compared with 2015 in Viera.
The overall range tells the story even better. Merritt Island had homes dating from 1901 through new construction in 2026. In Viera, the range was 1990 through 2026.
What Does $500,000 Buy in Merritt Island vs. Viera?
This is where the comparison gets particularly interesting.
I narrowed the sales data to single-family homes that sold between $450,000 and $550,000.
The median sale prices were almost identical:
Merritt Island: $500,000
Viera: $495,000
On Merritt Island, the median home was approximately 2,060 square feet, built in 1989, on approximately a quarter-acre lot.
In Viera, the median home was approximately 1,910 square feet, built in 2006, on approximately 0.17 acres.

Both had a median of three bedrooms and two bathrooms.
But here’s another interesting difference: more than half of the Merritt Island homes had a private pool, compared with approximately one in four in Viera.
So at roughly the same $500,000 price point, Merritt Island generally provided a little more house, more land and a greater chance of getting a private pool.
In Viera, you’re generally trading some of that for a newer home in a master-planned community.
Shopping and Restaurants
When it comes to everyday conveniences, Merritt Island and Viera are surprisingly similar.
Both have Publix, Aldi, Walmart, Target, Home Depot and Ace Hardware, along with plenty of restaurants and services.
Even warehouse shopping is covered. Merritt Island has BJ’s, while Viera has Costco.
Both areas even have a mall, although the two malls are a pretty good illustration of how different these communities are.
Merritt Square Mall opened in 1970. It’s a traditional enclosed shopping mall that today shows its age, with vacant storefronts and parts of the property in need of investment. There are still stores, restaurants and businesses operating there, but it isn’t the busy regional mall it once was.


The Avenue Viera opened in 2004 and offers a completely different environment. It’s an open-air shopping center with restaurants, retail and entertainment, surrounded by newer commercial development.
You’re really not giving up much in terms of everyday conveniences by choosing one community over the other.
The difference is the environment around those conveniences.
Merritt Island feels like an established community that has developed and changed over decades. Viera feels much more planned, newer and still growing.
Merritt Island or Viera: The Lifestyle Difference
The biggest lifestyle difference between Merritt Island and Viera has nothing to do with shopping.
Merritt Island is surrounded by water.
You have the Indian River on one side, the Banana River on the other and Sykes Creek running through the middle. Water becomes part of everyday life.



There are canal-front neighborhoods where you can keep a boat behind your house, direct riverfront homes, public boat ramps, fishing and kayaking.
Even if you don’t live directly on the water, you’re constantly crossing bridges, driving alongside the rivers and you’re only a short drive from the beaches.
Viera has plenty of water views too, but we’re talking about lakes and ponds rather than navigable waterfront.
Instead, much of Viera’s lifestyle was intentionally built into the community.
You’ll find parks, walking and biking trails, golf courses, community pools and clubhouses, tennis, pickleball and other recreational amenities throughout the area.
And maybe that’s the easiest way to explain the difference:
Merritt Island’s lifestyle is largely shaped by where it is.
Viera’s lifestyle is largely shaped by how it was designed.
So, Should You Live in Merritt Island or Viera?
I don’t think there’s a right or wrong answer.
It comes down to what you want your day-to-day life on the Space Coast to look like.
If being around the water, boating, established neighborhoods, having more non-HOA options and being closer to Kennedy Space Center and Cape Canaveral are higher on your list, Merritt Island may be the better fit.
If you prefer newer homes, master-planned neighborhoods, community amenities, newer shopping and restaurants, and being closer to Melbourne and Patrick Space Force Base, Viera may make more sense.
