Is The Brevard County Housing Market Finally Stabilizing?

We are wrapping up the summer selling season and getting close to the 4th quarter of 2026. There are definitely some patterns in our housing market that have emerged, along with a few surprises.

Our active inventory continues to trend down. We ended August with 4,157 properties on the market. This is a 12% decline since January and 20% lower than August 2025. This number continues to move closer to what we were seeing in 2018 and 2019.

Our sales are in line with what we have been seeing the last two years. We were slightly behind last August with 1,108 closings compared to 1,119. But year to date, we’ve had 9,090 sales compared to 9,134 last year. That’s a difference of only 44 sales. There is a good chance we reverse the declining sales trend we’ve been experiencing since sales peaked in 2021.

Our months’ supply of homes available is up slightly from the last two months, but we are still under a 4-month supply for the county. We have been at or below 4 months for most of 2026. That’s another sign that we are trending back toward the market we had in 2018 and 2019.

Our distressed market, the foreclosures and short sales, has higher active inventory than we’ve seen in a while, although it has leveled off over the last three months. We have 127 foreclosures and short sales available compared to 88 last August.

Distressed sales are also up over last year. We had 21 in August compared to 12 last August. Even though those numbers are up, we’re still talking about a very small percentage of our market. We are nowhere near the craziness that happened between 2008 and 2016.

One of the stats that really surprises me is what’s happening with our median sales price. You would think that with four years of sales trending down and mortgage rates over 6% for much of that time, prices would be dropping. But we really haven’t seen a major drop in prices here in Brevard County.

The median sales price was $355,000 in August. In August 2022, it was $365,000. In other words, despite everything that’s happened in the housing market over the last four years, we’re only $10,000 below where we were in August 2022. We’ve basically been moving within the same median price range since May of 2022.

Another number I keep an eye on is days on market, how long it takes for a home to go under contract. For the sales that closed in August, the average was 64 days on the market. Year to date, we’re averaging 71 days.

But here’s what I find interesting. 214 of the homes that sold in August went under contract within seven days. That’s almost 20% of all the sales.

So even though we’re averaging about two months on the market, there are still homes selling very quickly. It’s another example of how there really isn’t one Brevard County housing market. Location, condition, price, and even the type of property can make a big difference in how quickly a home sells.

Another interesting stat is seller concessions. 35% of the sales in August included a seller-to-buyer concession, averaging $8,868.

This is basically a credit from the seller that goes toward the buyer’s closing costs. It could be negotiated up front to reduce the buyer’s out-of-pocket expenses, especially for first-time buyers or buyers using FHA or VA financing. It could also be negotiated for an update that’s needed or something that comes up during the inspection. And with new construction, concessions are often used as an incentive.

These concessions are happening throughout Brevard County, but they’re much more prevalent in some areas than others. In Palm Bay, nearly 48% of August sales included a concession. Titusville was 40%. Viera/Suntree was 26%, and Beachside was only 20%.

And there’s a reason Palm Bay stands out. Of the 127 Palm Bay sales that included a concession, 77 were homes built in 2025 or 2026, so new construction appears to be having a significant impact on that number.

As you can see, there really isn’t one number that tells us what’s happening with the Brevard County housing market. Inventory continues to come down, sales are almost identical to last year, and prices have remained surprisingly stable. At the same time, buyers are still negotiating concessions, and what we’re seeing can vary quite a bit depending on where you are in the county.

After several years of adjustment, it looks like our housing market may finally be starting to level off. We’re certainly not back to the craziness of 2020 and 2021, but we’re also not seeing the continued decline in sales that we’ve experienced over the last several years.

As we head into the final few months of 2026, the big question is whether these trends continue. Are we finally finding our new normal?
