Brevard County Housing Market: Is the Stability About to Be Tested?

Looking at the September housing market numbers, we’re continuing the theme we’ve seen through most of 2026: market stabilization.

Active inventory did tick up slightly from August, but nothing crazy. We currently have 4,208 properties available across Brevard County. That’s still well below last year, when we had more than 5,000 properties for sale.

And we had another month where sales nearly matched last year. There were 1,025 closings in September compared with 1,034 last September. Year to date, we’re only 70 closings behind 2025. That’s less than a 1% difference.

Months’ supply is also looking pretty good. We’re sitting at 4.1 months of inventory compared with 4.85 months last year. That’s the highest we’ve seen since February, but 4.1 months is still a pretty balanced number.

So overall, September looks pretty stable.

Mortgage Rates Are Back Above 7%

Now we have something else to keep an eye on: mortgage rates.

According to Freddie Mac, the average 30-year fixed mortgage jumped to 7.28%, up from 7.03% just one week earlier. It’s the first time we’ve been above 7% since January 2025 and the highest we’ve seen since May 2024.

We’ve been here before. Rates above 7% don’t automatically mean the housing market is about to fall apart. But affordability matters, and most of the September sales we’re talking about went under contract before this latest jump in rates.

That means September gives us a pretty good picture of where the Space Coast housing market was heading into this rate increase. October and November should give us a better idea of whether higher rates actually start affecting buyer demand.

Brevard County Home Prices Remain Steady

Here’s what’s happening with prices.

The median sales price for September was $355,000, exactly where it was in August and slightly above last September at $352,000.

Again, there’s not a lot of movement in either direction.

Homes are also selling somewhat faster than they were a year ago. Average days on market was 65 days in September compared with 75 days in September 2025, a 10-day improvement.

But there’s another part of the story that’s worth looking at.

20% Went Under Contract Within Seven Days

Even with an average of 65 days on market, 20% of the properties that sold in September went under contract within seven days.

I dug a little deeper into those quick sales and found a few interesting numbers:

  • 61% sold at or above asking price
  • 39% still included some type of seller concession
  • Viera/Suntree and Melbourne accounted for about one-quarter of those quick sales

That’s a good example of why I keep saying there isn’t one Space Coast housing market.

Location, condition, price and property type make a huge difference.

A property can sell almost immediately and at or above asking price while the seller still agrees to contribute toward the buyer’s costs.

Seller Concessions Remain Common

You can see those differences in seller concessions across the broader market as well.

About 37% of all September sales included some type of seller concession, with an average concession of approximately $8,790.

That could be money toward closing costs, prepaid expenses or even an interest-rate buydown. With mortgage rates now above 7%, I wouldn’t be surprised if buyers start paying even more attention to concessions and rate buydowns.

The numbers are particularly interesting in Palm Bay and Port St. John.

More than half of the September sales in both markets included a seller concession. If you’re purchasing in either area, that’s something I would absolutely be looking at when negotiating an offer.

32940 Continues to Lead Brevard County

ZIP code 32940 continues to be the best-selling ZIP code in Brevard County, with three Palm Bay ZIP codes right behind it:

32909, 32907 and 32908.

It’s another reminder that activity varies considerably depending on where you look within the Space Coast.

What Happens Next?

Overall, September continues the trend we’ve seen through most of 2026.

Sales are basically keeping pace with last year. Inventory remains lower. Prices aren’t moving much in either direction. And even though the average property is taking about two months to sell, 20% are still going under contract within a week.

The big thing I’m watching now is mortgage rates.

At 7.28%, affordability becomes an even bigger issue, and we probably won’t see the full effect of the latest increase in the sales numbers for another month or two.

So I’m really curious to see what the October and November numbers look like.

Does the Space Coast housing market continue to stabilize, or do these higher rates finally start putting some pressure on prices and sales? We’ll find out.
