Wouldn’t it be great to live in a park? Not an amusement park (Disney, Universal, Six Flags, etc) but an actual park. Lots of green space. A lake to relax by. Plenty of oak trees with huge canopies providing shade. Lots of other trees and shrubs. Squirrels scurrying, ospreys perched in the trees, a horned owl hooting in the distance and other birds and wildlife. Things that you see in a park.
This is what you get when you are living in Players Club at Suntree. This townhome community is located in North Melbourne in the Suntree homeowners association. As soon as you enter this community, you immediately notice the oaks and cabbage palms that line the streets. You will see some of the homeowners taking their dogs for a walk.
If you stay on the Fairway Dr, you will notice the tennis courts to your right. Just to the left, you will see the entrance to the clubhouse that leads to the huge community pool and hot tub. Take a walk along the pools fenceline, you will come across the deck that overlooks the lake that is the northern boundaries of the Players Club.
There are over 90 townhomes in the community that are either 1 or 2 bedroom homes that range in size from 833 square feet to over 1,300 square feet. There are 6 different floor plans that are all 2 stories. Several are the traditional townhome floorplan (living space downstairs with both bedrooms upstairs) to all bedrooms and baths on the ground floor with a bonus loft that could be a third bedroom or office/den. All the townhomes come with one assigned parking spot and there are plenty of open spots for a second vehicle or visitors. This is a townhome community and not a condo, so you own the land under your property and some of the land outside your front door (I recommend getting a survey if you buy here so you can see exactly what “dirt” you own). Since this is in a homeowners association, there are rules to live in the community. The biggest restrictions people seem to ask about are how many pets can I have living here and is there a weight limit? As the doc’s are written today, you are allowed 2 pets with a maximum weight of 45 pounds per pet. They must be on a leash when you are outside with them and you cannot tie them up and leave them outside unsupervised.
The second biggest question people ask about are the rent restrictions. You must own the property 12 months before you are able to rent the townhome. Once you are through this seasoning period, you can rent it for any amount of time you would like (one day, one month, one year, etc) BUT you can only rent the property out one time in a twelve month period. This is ideal if you plan on living in the community part of the year and would like to rent it out some of the time you are not there.
There are vehicle restrictions. No boats or trailers are to be kept on the property. No commercial vehicles. No advertising on the side of your car (truck, SUV, van, etc).
