If you have a pet or two and are looking to buy a condo in Cocoa Beach, Cape Canaveral, or anywhere on the Space Coast, you will need to know what the pet restrictions are for any condo you are considering. The good news, most of the condos in Cocoa Beach and in Cape Canaveral do allow pets. The most common terms are 1 pet under 20 pounds, which is great if you either have a cat or a small dog. If you happen to have a pet over 20 pounds or have 2 pets; it will be a little tougher to find a place, but not impossible. You do have options and I hope this post will make it a little easier on you to find your pet-friendly condo!
I know if you are thinking about buying a place, you are looking online for options. You are on Zillow, Trulia, Realtor or Homes dot com, or any of the thousand other websites that offer properties for sale (Like www.EricLarkin.com ) These all offer good information about the property for sale, tax info, neighborhood info, etc. They are not very good at providing what your association fee will be and they do not provide what the pet restrictions are.
Where can you find this information at?
Talk to a real estate professional, like me for example! Once I have the weight limit you want to stay within, it is pretty easy to set up. I simply have to check the appropriate boxes and it will sort what is available. The * that comes with this is just how accurate the information is. The Multiple Listing Service (MLS for short) is only as accurate as the person entering the info. The required fields/info is pretty accurate. The subcategories, like pet restrictions; are hit and miss. Even so, I will find enough information to provide a pretty good list for you.
If I am uncertain about how accurate the information is, I will try and get a copy of the condominium documents. This is the Holy Grail of what is and is not allowed in any condo complex. Once under contract, the seller must provide these docs to you. Florida Law says you will have 3 business days to review the condo documents to make certain the community is a good fit for you. Usually, Section X in the condo docs are the restrictions and this is where they will have the info on what kind of pet is OK, how many of the pets are allowed and if there is a weight limit on these pets.
There are hundreds of condo complexes on the Beach and in Brevard County. Most will allow 1 pet under 20 pounds. There are at least 30 in Cocoa Beach and Cape Canaveral that will allow 2 pets with various weight restrictions. At least 13 will allow up to 35 pounds. There are at least 7 that will allow up to 40 pounds. There are at least 5 that will allow 50+ pound dogs.

Cocoa Cabanas located at 1915 S Atlantic Ave allows 2 pets, no weight limit
Carlyle Condominiums of Crescent Beach at 2465 S Atlantic Ave allows 2 pets, no weight limit
Canaveral Woods on Clara Elizabeth Lane in Cape Canaveral allows 2 pets up to 50 pounds.
Garden Bay Condominiums at 191 Seminole Lane allows 2 pets, no weight limit
Hacienda Del Mar at 1305 S Atlantic Ave allows 2 pets no weight limit
What I really like about Hacienda Del Mar is the location. This condo provides very easy access to the dog beach in South Cocoa Beach. Dogs are allowed on the beach from 4th St south to 16th St south 7 days a week. Dogs must be on a leash and can enjoy the beach with their humans either before 10 am or after 4 pm.
The dog-friendly streets have signs letting you know you can have dogs there and the city of Cocoa Beach has signs at 4th St South and 16th St South on the beach letting you know you are either entering dog beach or leaving dog beach. If you like small dogs and only plan on having one pet, any of the condos in this section of Cocoa Beach would be great if you also like the idea of your pup getting their paws in the sand.
